Mohali: Tricity's GMADA-Planned Growth Corridor

Mohali, officially Sahibzada Ajit Singh Nagar, is the Punjab arm of the Chandigarh Tricity and one of North India's most systematically planned urban centres. Development here is driven by the Greater Mohali Area Development Authority (GMADA), which has rolled out large-format sector plans anchored by two flagship zones: IT City and Aerocity. GMADA IT-City Mohali project is coming up on 1,688 acres out of which 400 acres will be used for IT industries which are situated on 200 feet wide road. Gmada IT city lies on its right boundary where Infosys has allotted 50-Acre Land.

Adjoining IT City is Aerocity, GMADA's residential-commercial estate built specifically to serve the airport corridor. GMADA is developing a 1000 acre mixed use project called Aerocity near Chandigarh International Airport, with 3950 residential plots ranging from 125 to 500 square yards for sale, as well as independent houses and commercial plots. Aerocity is located along both sides of the 200-foot-wide road. This scale of planned land supply, combined with the IT and airport catchment, is why Mohali has become a technology hub, and Aerocity is capitalising on this feature.

The momentum shows in hard numbers. Mohali's prime sectors are seeing a 2018–2026 CAGR of 15–18%, a growth rate few comparable Indian cities can match right now. Government-run land sales back this up: a recent GMADA auction saw a 6.19-acre housing site in Aerocity fetch ₹311.74 crore — 55% above its reserve price — while a Sector 62 mixed-use plot sold for ₹603 crore, the single highest bid of that auction round.

On per-sqft terms, IT City currently trades in the Rs. 4,500–10,000 per sqft range depending on the micro-pocket, while Aerocity commands a noticeably higher Rs. 10,000–20,000 per sqft, and Airport Road properties run Rs. 8,000–16,000 per sqft. Separately, flat prices in Aerocity, Mohali are in the range of Rs 7,800-9,850 per square feet on the resale market, while more accessible pockets remain within reach: Sector 124 Mohali (₹4,300 per sq ft), Kurali (₹5,150 per sq ft), Banur (₹4,650 per sq ft), Kharar (₹4,850 per sq ft), and Sector 92 Mohali (₹5,800 per sq ft) are some of the popular affordable areas in Mohali.

Connectivity from Mohali

Mohali's location on the airport-IT City-Aerocity axis gives it direct road access into Chandigarh, Panchkula and the national highway grid.
