Premium projects have led the charge on returns, with DLF's The Valley Gardens reporting a 26.7% increase in property values in the same window.
Demand is no longer purely local. NRI buyers' share of property purchases in Panchkula has risen from 7–10% in 2015–2018 to 18–20% in 2025, a trend expected to hold through 2026. Combined with an approved metro network and steady infill of malls, schools, and hospitals, Panchkula offers a rare mix of planned-city living and rising capital values within the Chandigarh urban region.
