Coastal belt prices double in five years as Mopa airport reshapes North Goa's investment map.

Data from 99acres shows that flat rates in Candolim, Goa changed by -10.6% in the last 1 year, 30.0% in the last 3 years, 114.9% in the last 5 year and 116.4% in the last 10 years. Calangute has followed a similar arc, with flat rates changing by 6.8% in the last 1 year, 12.6% in the last 3 years, 97.1% in the last 5 year and 116.1% in the last 10 years.
The biggest mover on a shorter horizon has been Pernem, the taluka that hosts Manohar International Airport. Portal data shows Pernem (261.5%), Anjuna (105.4%), Dona Paula (99.5%) are the localities with the highest price appreciation for property in last 3 years. A dedicated market tracker notes that the 261.5% appreciation over three years is extraordinary — but much of that was a correction from a very low base, meaning early Pernem prices started from a much smaller number than the established coastal belt. Even so, land in this frontier zone is still relatively cheap: prices are still in the ₹2,350–₹4,500 per sqft range for apartments, with land available at a fraction of coastal belt rates.
Why has the coastal belt performed the way it has? A post-pandemic lifestyle migration from Mumbai, Bengaluru, and Delhi; a remote-work revolution that turned a two-week holiday into a twelve-month relocation decision; and a tourism economy that draws over 8 million visitors a year, creating relentless demand for short-term rental properties have all fed into the price story. Established beach-belt micro-markets today command a real premium: average flat rates stand around Rs 13400 per sq ft in Calangute and Rs 15150 per sq ft in Candolim, while Dona Paula, valued for its sea views and proximity to Panjim, sees prices ranging from ₹9,000 to ₹13,000 per sqft.
The single biggest structural driver of the last five years has been the Manohar International Airport at Mopa, which opened in December 2022. Analysts tracking the corridor say in the 12 months since its inauguration, property values within 15 km of the airport have jumped 20–30%. A separate infrastructure review points out that Mopa Airport, plus NH-66/NH-166S and the fully operational New Zuari Bridge, has created a durable appreciation corridor, especially across Pernem and the coastal belt up to Morjim–Ashwem–Mandrem. The Goa government has responded to this demand by revising benchmark rates: the Goa government's recent decision to hike the minimum land prices by 130% in the Bardez and Pernem regions is set to significantly impact the state's real estate market.
After three years of near-vertical growth, 2026 has brought the first meaningful pause. Real estate consultancy Savills India reported that North Goa's residential market witnessed a modest correction in capital values during the first half of 2026, with prices softening by 4-6 per cent YoY across micromarkets. The firm attributes this to natural market cycling rather than weak demand, explaining that the moderation reflects a gradual market recalibration following the sharp appreciation witnessed over the past few years, when strong demand from second-home buyers, HNIs, and investors had driven capital values to elevated levels. Savills also flagged a supply-side factor: one of the key reasons behind the correction is the large inventory of unsold plots in the 250-350 square metre category, and with inventory levels remaining elevated, several developers have adopted more flexible pricing strategies to improve sales and reduce unsold stock.
Despite the correction, the underlying fundamentals remain intact. Shveta Jain, Managing Director of Residential Services at Savills India, noted that India's premium residential segment continues to record resilient capital value growth, supported by strong market fundamentals rather than excessive price escalation, and the limited corrections seen in select micro-markets largely represent a phase of price normalisation within an otherwise balanced residential market. Looking ahead, Savills India expects the premium housing market to continue witnessing measured price appreciation.
For buyers, rental economics remain a strong pull. Coastal apartments in Calangute and Candolim currently return rental yields around 4%, per portal data, while broader market estimates for tourist-facing pockets are higher — properties near beaches or tourist hotspots can earn rental yields of 6–8 percent annually, particularly between October and March. Supply constraints continue to underpin values on the coast itself, since stringent coastal zone regulations and restricted construction in beach-adjacent areas ensure that supply remains limited, naturally pushing up prices over time.
What this means for a homebuyer today: the explosive, low-base gains in frontier zones like Pernem are unlikely to repeat at the same pace, and the established coastal belt (Calangute, Candolim, Anjuna, Vagator) is going through a short-term price normalisation after three strong years. That combination — a temporary 4-6% dip in an otherwise structurally supply-constrained, tourism-backed market — is the kind of window analysts describe as a recalibration rather than a downturn, making it a relevant entry point for buyers looking at North Goa's next growth leg tied to Mopa airport connectivity and the New Zuari Bridge corridor.
