The locality has moved from a rural, agrarian belt to the epicentre of NCR's newest infrastructure story with the construction of the Noida International Airport, one of the largest greenfield airport projects in the country spread across 5,000 hectares with an estimated project cost of ₹30,000 crore. Once fully operational, the airport is expected to handle up to 225 million passengers annually, making it one of Asia's largest airports.
The airport's Phase-1 has already changed the ground reality. With Phase I inaugurated on March 28, 2026, Noida International Airport (Jewar Airport) has now moved from planning to reality, unveiled by Prime Minister Narendra Modi. Commercial flights, including a Noida-Bengaluru route, have since commenced, and industry watchers note the Noida–Bengaluru route operated at full capacity on Day 1.
Jewar falls under the planning ambit of the Yamuna Expressway Industrial Development Authority (YEIDA), which governs land use across a vast notified area. The authority has identified 1187 notified villages covering 268,862 hectares across Gautam Budh Nagar, Bulandshahr, Aligarh, Hathras, Mathura, and Agra, with Phase I focusing on Greater Noida-Jewar. This structured, authority-led planning has kept the corridor organised even as demand has surged, with sectors like 22D, 21, and the airport-adjacent belt seeing active plotted and group-housing launches from national developers.
Price movement has been the sharpest signal of change. Real estate prices along the Yamuna Expressway corridor have increased by nearly 3x for apartments and around 1.5x for plots over the past five years, with certain micro-markets recording growth as high as 5x. Industry forecasts remain bullish: the report forecasts prices to rise further by 28 per cent and 22 per cent for plots and apartments, respectively, over the next two years.
Jewar's biggest asset is its position at the junction of an operational international airport and a controlled-access expressway network, with more rail links on the way.
Jewar's social infrastructure is still developing, but institutional anchors and healthcare facilities in the wider Yamuna Expressway belt already serve the locality.
