Six-hour Delhi-Katra connectivity is turning Jammu into North India's next real estate corridor.

The Delhi Katra Expressway is officially called the Delhi-Amritsar-Katra Expressway. It spans approximately 669 kilometres in total length. The National Highways Authority of India (NHAI) is developing this corridor under the Bharatmala Pariyojana programme. The route passes through Haryana, Punjab, and Jammu & Kashmir. Once fully operational, the high-speed, access-controlled corridor will reduce the distance between Delhi and Katra from 727 km to 588 km and bring down travel time from 14 hours to nearly 6 hours.
Within Jammu & Kashmir, the project is split into five packages covering roughly 144 km, and progress has been steady though not without setbacks. Rajiv Kumar, Project Director NHAI, said Package 14, spanning 44.60 km from Balsua in Pathankot district of Punjab to Hiranagar in Kathua district, has achieved 81.60% physical progress and is now targeted for completion by May 31, 2026. Closer to the city, Package 16, considered crucial for Jammu City connectivity, stretches 20.38 km from Raya Morh to Kunjwani and includes a dedicated 7 km spur to the new Jammu Airport Terminal and the River Tawi's 4th Bridge, and has achieved about 95% progress. On the ground, work on most of the major bridges including rivers Ravi, Ujh, Tarnah and Basantar has nearly completed, and the Devak bridge near AIIMS, Vijaypur has been completed and allowed for traffic movement.
The project has not escaped delays. NHAI officials acknowledge that the December 2026 completion deadline will not be met, and March 2027 is now the working target for most of the project. The project is unlikely to meet the December 2026 deadline and is expected to be commissioned in March 2027, with delay in sanctioning railway bridges, Operation Sindhoor, and heavy rains and floods during last July-August causing hurdles on the 147 km stretch in the J&K region. Costs have also risen sharply: the project's cost has climbed steeply, from 250 billion rupees to approximately 389 billion rupees, an increase of more than 55 per cent.
Despite the slippage, the direction of impact on Jammu's property market is already visible. The ring road, airport expansion and Delhi-Katra expressway are all landing between 2026 and 2027-28, which typically pushes up demand in the localities they touch — Sidhra, Bathindi, and the Nagrota-Jagti belt in particular. Analysts describe the current phase as measured rather than speculative. Jammu's market is best described as stable-to-improving rather than booming, with prices that haven't seen metro-style speculative spikes. That said, institutional anchors are already pulling in end-user demand: new institutions like IIT Jammu, IIM Jammu and AIIMS Jammu have created fresh rental demand from faculty, students and hospital staff, while the city's role as the gateway to Vaishno Devi keeps a steady flow of commercial investment into hospitality and retail.
The religious tourism angle is central to why developers are watching Jammu closely. The expressway will provide seamless connectivity between two major pilgrimage destinations — Sri Harmandir Sahib in Punjab and Shri Mata Vaishno Devi in Reasi district — and is expected to significantly boost tourism, trade and regional mobility. Industry commentary frames Katra and its surrounding region as a market with real, if longer, upside. Katra and the broader Jammu region represent a longer-horizon opportunity but a genuine one, with the journey from Delhi to Katra set to fall from 14 hours to 6.
For buyers weighing timing, the honest read is that this is a multi-year story rather than an overnight one. The DAK Expressway's original target was October 2023, which slipped to 2025, then December 2026, and now most estimates point to 2027 or 2028 for full completion. Even so, the opportunity is real, but anyone making a property decision based on an assumed near-term opening should be honest with themselves about the project's timeline.
M3M India has already made its move into this market. The developer's maiden Jammu residential offering, M3M Apartments Jammu, brings the group's Gurugram-honed positioning — luxury finishes, low-density planning and large clubhouse amenities — to a city where such formats have historically been rare. The gated complex has been carefully developed for the elite class and comes with spectacular sun-kissed balconies, VRV air-conditioning systems, and Italian modular kitchens in each unit. The master plan has kept a focus on low-density development so that every resident can have an unhindered view of either the Tawi River valley or Jammu's skyline.
For homebuyers and investors, the expressway is best treated as a structural tailwind rather than a trigger for immediate price spikes. Localities along the Ring Road-Kunjwani-Airport spur, and those benefiting from improved NH-44 links, are the segments most likely to see the earliest demand pickup as construction packages near completion through 2026-27.
