A 103-km rapid rail line could turn NH-44 towns into Delhi's next commuter belt.

The Delhi-Panipat corridor is the northern arm of the NCR's Regional Rapid Transit System - a 103 km approved line running from Delhi through Sonipat to the textile city of Panipat in Haryana, with a proposed further extension to Karnal, built by the NCRTC under the RAPIDX brand, bringing 160 km/h regional rail to one of the busiest road corridors out of the capital.
On the ground, the alignment is designed to serve the highway's dense mix of industrial units, dhaba clusters, and residential colonies. The line is planned with 16 stations and depots at Gannaur and Panipat, threading the industrial and residential growth along National Highway 44. Further south, the route will originate at Sarai Kale Khan in Delhi and run through key nodes. The Delhi-Panipat RRTS is a proposed rail corridor connecting Delhi and Panipat, with a cost of Rs 21,627 crores, and the eco-friendly project aims to connect towns like Gannaur, Samalkha, Murthal, Sonipat, and Panipat.
A useful benchmark for what's coming is the Delhi-Meerut RRTS, which shares its Sarai Kale Khan terminus with the Panipat line. Sarai Kale Khan is the terminus and originating station for three priority RRTS corridors in Phase I: Delhi-Meerut, Delhi-Panipat, and Delhi-Alwar. The Meerut corridor went fully live earlier this year. The Prime Minister dedicated the entire 82 km Delhi-Meerut Namo Bharat Corridor to the nation, with a design speed of 180 km per hour connecting major urban centres such as Sahibabad, Ghaziabad, Modinagar and Meerut with Delhi at a faster pace. That corridor is now carrying real commuter volumes, with recorded daily ridership of 92,364 in April 2026.
The Panipat corridor, however, is still in the pre-construction phase. Currently, only the Delhi-Meerut corridor is operational; construction on the other two corridors, including Delhi-Panipat, has not yet commenced. Once work begins, the operating model is expected to mirror Meerut's high-frequency format. With high-frequency (5 to 10 minutes) train operations, the corridor will cover a long distance of 100 km in just 45-50 minutes. That would compress a highway journey that currently eats up two-plus hours in Panipat-bound traffic into under an hour.
The real estate signal from Meerut's experience is significant for anyone tracking NH-44. Real estate experts say the RRTS corridor and transit-oriented development policy along it is a game changer, with property prices in areas around the corridor going up by 35-40% over the last two years. Sonipat, which sits roughly midway on the Panipat line, is already showing early signs of this pattern. Brokers active in Kundli, on the Delhi-Sonipat border, report that land prices in high-growth corridors like Kundli have shown an average 32% annual appreciation, with the Delhi-Panipat RRTS and UER-II set to unlock unprecedented property appreciation.
Industry voices point to affordability as the real driver of this shift. Akshay Taneja, Managing Director of TDI Infratech Ltd., notes that compared to Delhi NCR, property prices in the Sonipat region are reasonable, and the travel time from Delhi to Sonipat is around 30 minutes - even less than the travel time between South Delhi and North Delhi. Analysts tracking the broader Sonipat-Panipat belt go further, projecting that land values in select sectors and near major roads like the KMP and RRTS stations could appreciate by 40-60% over the next 5-7 years.
For homebuyers weighing NH-44 locations today, the calculus is straightforward: the corridor's infrastructure pipeline - RRTS, the KMP Expressway, and highway widening - is running well ahead of current price levels, which is exactly the window analysts flag as the entry point before transit-driven appreciation shows up in listing prices. Developers have already begun responding to this pipeline with large-format townships in Panipat's Sector 36-37 belt and along GT Road, positioning early movers to capture value as the alignment moves from DPR to construction.
While exact station-wise fare structures and construction timelines are yet to be finalized by NCRTC, the direction of travel is clear: NH-44 is being positioned as the next spoke in Delhi's rapid rail network, following the template already proven on the Meerut corridor. Homebuyers evaluating Sonipat, Gannaur, Samalkha, or Panipat should track construction start dates and land acquisition progress closely, since these milestones - not the eventual opening date - are typically what move prices first.
