The scale of activity already underway in IT City justifies the upgrade. Currently, IT City hosts over 80 IT companies, Global Capability Centres (GCCs), and related enterprises, driving growth in artificial intelligence, cybersecurity, KPO, and software development, with 80 plots allocated so far offering a total built-up potential of around 57 lakh sq ft. The employment potential tied to this build-out is substantial: the region is expected to generate 1.14 lakh direct jobs and 5 lakh indirect jobs over the next two years.
The beautification push follows direct engagement between industry and administration. Members of the Mohali IT City IT Companies Association met GMADA chief administrator Vishesh Sarangal to discuss plans for beautifying the corridor, with a senior GMADA officer adding that the Authority intends to develop it to international standards, giving Mohali a distinct global identity while fostering a sense of community among professionals. To execute this vision, GMADA has agreed to float a tender to appoint a world-class architect to design and execute the landscaping and beautification works.
IT City's residential story predates this announcement by over a decade. The area's first residential scheme was launched in 2014, followed by subsequent schemes in 2016 and 2018, offering hundreds of residential plots to complement its growing commercial infrastructure. Industry commentary frames the current initiative as the next logical step for the precinct: the beautification initiative aims to transform the area into Punjab's most dynamic employment and innovation hub.
This isn't an isolated announcement — it fits a broader pattern of civic investment across Mohali. GMADA has previously funnelled significant sums into city-wide upgrades; in an earlier round, to enhance the beauty of the city and provide basic amenities to citizens, Rs 86.37 crore was earmarked for development works across Mohali. More recently, Punjab's Housing and Urban Development Minister ordered a slew of measures to upgrade road infrastructure and beautify Mohali, the model city of the state, and GMADA officials were asked to chalk out a plan to remove bottlenecks on congested roads besides submitting a detailed survey report on widening key stretches. Together, these moves suggest sustained institutional focus on Mohali's civic infrastructure, not a one-off cosmetic exercise.
For homebuyers, this matters because IT City Mohali sits directly in the catchment of several residential launches along Airport Road, including projects from M3M India. The broader Mohali residential belt is well-connected to Chandigarh International Airport in 20–25 minutes via Airport Road, with direct access to NH-205A, NH-5, and the Zirakpur–Patiala Highway, and Chandigarh Railway Station roughly 30 minutes away. It is also close to established institutions — home to the Indian School of Business (ISB) and Chitkara University. A landscaped, architect-designed IT City corridor would likely reinforce property values and rental demand in adjoining residential micro-markets over the medium term, given the direct correlation between civic upgrades and buyer sentiment in employment-dense corridors.
For now, the project remains at the planning and tendering stage — GMADA has committed to appointing a design consultant, but construction timelines and phase-wise rollout have not yet been publicly detailed. Homebuyers and investors tracking Mohali's Airport Road corridor should watch for the architect appointment and subsequent GMADA notifications, which will offer clearer visibility into execution timelines and the specific stretches prioritized for the makeover.
