IT City Mohali

IT City Mohali is a master-planned technology township developed by GMADA (Greater Mohali Area Development Authority), spread over 1,722 acres across Sectors 66-B, 82-A, 83-A, and 101-A, adjacent to Airport Road. The township was conceived to house IT parks, residential sectors, institutional campuses, and commercial corridors within a single integrated framework rather than growing organically. Across Sectors 66A to 83 of SAS Nagar, it integrates IT and business zones, residential sectors, institutional campuses (ISB, IISER, Plaksha), commercial corridors, and green belts — making it Punjab's most infrastructure-rich real estate micro-market and the only residential corridor in Tricity with a world-class B-school, an international airport, and 50+ technology employers within walking or driving distance.

Employment demand here is real and growing. IT City Mohali already hosts over 80 IT companies and GCCs, contributing to the state's growth in artificial intelligence, cybersecurity, KPO, and software development. With around 80 allocated plots and a built-up potential of 57 lakh sq. ft., IT City is expected to generate 1.14 lakh direct jobs and over 5 lakh indirect jobs in the coming years. This scale of formal, tech-led employment within a residential township is unusual for a tier-2 city corridor and is a primary driver of housing demand in the vicinity.

The area is also a knowledge hub. Institutes that are part of the adjoining Knowledge City include NABI (National Agri-Food Biotechnology Institute) in 35 acres, a Bio-Technology Park in 80 acres, ISB Mohali in 25 acres, and IISER in 35 acres. A biggest campus of Infosys sprawling over 50 acres is also coming up here, near the World Trade Center Mohali. On the residential price front, apartment values have shown strong momentum: the Y-O-Y change in prices for apartments in this locality averages 39.0%, with the approximate price for buying apartments around ₹13,900 per square feet.

GMADA continues to invest in the township's public realm. The authority has announced plans for world-class landscaping and urban beautification in IT City, a rapidly growing hub for technology, innovation, and global capability centers. A large-format civic project is also planned nearby: a ₹250 crore multipurpose exhibition and convention centre is planned for Mohali's IT City, Sector 83, developed under a PPP model to host large-scale national and international events.
