JDA clears 4.4 km elevated corridor and Orange Line metro route through Jagatpura.
Register InterestThe Jaipur Development Authority (JDA) has cleared a major infrastructure push for the Jagatpura corridor, combining a new elevated road with the long-awaited Metro Phase 2 alignment. This dual approval places Jagatpura, already one of Jaipur's fastest-growing residential belts near Tonk Road and Sitapura, at the centre of the city's next wave of connectivity upgrades.
The headline project is a four-lane elevated road running from Aranya Bhawan Chowraha to Jagatpura ROB. This construction includes a four-lane elevated road from Aranya Bhavan Chowraha to Jagatpura ROB, costing ₹560 crore, which includes three ramps along its 4.4 km length and is expected to be completed within two and a half years. A related but separate stretch has also been cleared nearby: an elevated road project includes a 2.40 km stretch from Apex Circle to Jagatpura ROB at a cost of ₹130 crore. Together, these two flyover-style corridors are designed to decongest the Tonk Road-Jagatpura junction, which currently sees heavy signal delays during peak hours due to traffic converging from Sitapura Industrial Area, Malviya Nagar and the airport.
On the mass transit side, the bigger story is Jaipur Metro Phase 2, officially the Orange Line. The Jaipur Metro Phase 2 project proposes a new 42.80 km metro rail line with 36 stations connecting Todi Mod and Prahaladpura. Unlike Phase 1, this corridor will not run underground for long stretches. In its most recent form, the Orange Line will now be entirely elevated with 36 stations. The route directly touches the Jagatpura growth corridor: the Jaipur Metro Phase 2 project would play a key role in developing real estate and business in new areas such as Sitapura, Jagatpura, Vidyadhar Nagar, and Tonk Road.
Work has already moved past the planning stage on the southern priority stretch closest to Jagatpura. The first priority section is 12 km long from Prahladpura to Pinjrapol Gaushala, having 10 elevated stations in between, and a Letter of Acceptance worth Rs. 918 crores was issued for this corridor. This is significant for Jagatpura homebuyers because Prahladpura sits just south of the locality on Tonk Road, meaning construction activity and eventually station access will be within a short drive of most Jagatpura residential pockets.
The combined effect of a grade-separated elevated road plus a fixed metro alignment is exactly the kind of dual-infrastructure signal that tends to move real estate sentiment. Market observers tracking the Tonk Road-Jagatpura belt note that property values in the Tonk Road stretch are estimated to increase by almost 15-20% upon the completion of the metro phase, making it a corridor investors are watching closely well before the first pillar goes up. Industry commentary also points to a broader pattern: metro corridors usually generate 15-20% rise in real estate prices once construction visibly progresses.
Beyond the metro and the two elevated roads, JDA's current infrastructure package for the wider zone includes several smaller works that indirectly support Jagatpura's growth. A 30-foot sector road from Gonar Road to Ring Road will be constructed with an investment of ₹8.22 crore, and road cuts made by the Jaloday Department in Zone-11 will be repaired using ₹2.94 crore. While these are minor by comparison, they reflect JDA's broader intent to upgrade last-mile road quality across south Jaipur alongside the headline metro and elevated-road announcements.
For homebuyers evaluating Jagatpura today, the practical takeaway is timing. The elevated road has a firm two-and-a-half-year construction runway, while the metro's Prahladpura-Pinjrapol Gaushala package has already reached the contract-award stage, putting visible ground work realistically within the next 2-3 years. Buyers entering now are essentially pricing in pre-construction rates on a corridor where both road and rail upgrades are locked in on paper, rather than speculative proposals still awaiting sanction.
Developers active in the Jagatpura and adjoining JLN Marg belt are already positioning upcoming residential launches around this connectivity story. As construction milestones on the elevated road and the metro's southern stretch are met over the coming quarters, expect further clarity on station locations, construction timelines, and consequent shifts in per-square-foot rates across Jagatpura, Tonk Road and Sitapura.
