Ring Road and Metro Phase 2 progress are reshaping Jaipur's growth map in 2026.

For homebuyers tracking connectivity-led growth corridors, the two projects moving in parallel is significant: one redraws how vehicles move around the city, the other redraws how people commute within it.
The southern loop of the Ring Road is already operational. The full loop is planned at about 147 kilometres and comes in two halves — the southern half is already built and running, while the northern half is still in planning and land acquisition. That southern stretch connects Ajmer Road, Tonk Road and Agra Road and has been carrying traffic since 2019-2020.
The northern section is where the real news is in 2026. The Rajasthan government has greenlit a 110-km-long Northern Ring Road around Jaipur, with an estimated investment of ₹6,500 crore, announced by Union Minister Nitin Gadkari at the December 2024 Rising Rajasthan Summit. On land acquisition — historically the biggest bottleneck for this project — Gadkari proposed that 40% of the developed land near the new corridor be allocated back to original landowners, so farmers directly benefit from the rise in land value. By early 2026, momentum had picked up further: the Northern Section received environmental clearance, with the alignment beginning just before Bagru on NH48 and ending near the terminus of the Jaipur-Bandikui Expressway.
Implementation authority has also been under review. The northern project has sat at the land acquisition stage rather than active construction, prompting the JDA to formally offer to take the corridor over from NHAI and finish it itself — a move officials expect would speed things up if the Union Ministry approves. A toll-funded public-private model has also been floated as an alternative execution route, according to reports tracking the project.
Running alongside this road story is a parallel transit story. The Union Cabinet approved Jaipur Metro Phase-2 in April 2026 — a 41 km North-South corridor from Prahladpura to Todi Mod with 36 stations, costing ₹13,037.66 crore, to be implemented by Rajasthan Metro Rail Corporation Limited, and it will connect major nodes including Sitapura Industrial Area, VKIA, Jaipur Airport, Tonk Road, SMS Hospital and Stadium, Ambabari and Vidhyadhar Nagar. The corridor cleared rigorous appraisal before approval: its economic internal rate of return was assessed above the 14 percent government threshold for project viability, and it is aligned with the Rajasthan Transit-Oriented Development Policy 2025, which encourages denser development along transit corridors.
Construction has already begun on the ground. The Prime Minister laid the foundation stone virtually on 4 July 2026, in a ceremony held at SMS Stadium in Jaipur, and work has now started on the first stretch. The first package covers roughly 12 km from Prahladpura to Pinjrapol Gaushala along Tonk Road, with the work order issued and a letter of award worth around ₹918 crore.
For homebuyers, the practical takeaway is that Jaipur is simultaneously decongesting its outer ring and building rapid transit into its densest corridors — Tonk Road, Ajmer Road, Sikar Road and the airport belt. Locations that sit at the intersection of both networks, rather than either one alone, are the ones likely to see the earliest gains in accessibility and, eventually, land value. As with any large public infrastructure project in India, timelines can shift — buyers should treat both the Ring Road's northern completion date and the metro's 2031 target as directional rather than fixed.
