Lucknow Development Authority has announced a major opportunity for homebuyers and investors in Uttar Pradesh's capital city by launching an e-auction of 149 residential plots in the premium Gomti Nagar Extension and Basant Kunj schemes, with the online process running until May 28, 2026. This auction is part of a much larger LDA push to monetise its land bank across the city. The move is part of LDA's larger initiative to auction nearly 475 properties worth around Rs 3,000 crore across Lucknow.
For buyers evaluating participation, the process is straightforward but requires upfront capital. Officials said interested buyers can participate in the e-auction after depositing 10% of the reserve price as Earnest Money Deposit (EMD). The plot sizes on offer span a wide range, making the auction relevant across income brackets. The residential plots offered in the auction range from 25 square metres to 300 square metres, catering to both affordable and premium housing buyers.
A standout portion of this auction is a fresh set of plots in one of Gomti Nagar Extension's most sought-after sectors. One of the biggest highlights of the auction is the launch of 12 newly developed residential plots in Sector-6 of Gomti Nagar Extension, created on land reclaimed through a recent anti-encroachment and land audit drive. Pricing on these plots has been set at a level that positions them competitively against nearby private developments. The plots in this premium locality range between 112 and 225 square metres, with the reserve price fixed at Rs 36,000 per square metre, translating to estimated starting prices of nearly Rs 40 lakh to Rs 82 lakh.
Basant Kunj forms the bulk of the inventory in this round of bidding. Apart from Gomti Nagar Extension, the authority has also listed 137 residential plots in Sector-H, Sector-I and Gau Ghat areas of Basant Kunj, with the smallest 25 square metre plot priced at around Rs 8.5 lakh and the largest 300 square metre plot carrying a reserve price close to Rs 1 crore. This spread gives both first-time land buyers and larger investors options within the same auction window.
This residential plot auction follows an earlier round of LDA land sales in the same corridor. In Gomti Nagar Extension's Sector-7, behind the Police Headquarters, LDA had earlier planned 11 group housing plots and one commercial plot on over 43 acres, while near 1090 Chauraha it offered commercial, hospital and group housing land parcels. That auction underlined the strong appetite the area has been generating. LDA's vice-chairman had pointed to the recently launched Sardar Vallabhbhai Patel Awas Yojana in Dalibagh, which received over 8,000 applications for just 72 flats, as proof of exceptionally high housing demand in the belt.
Gomti Nagar Extension's appeal isn't limited to LDA schemes alone — it has become a magnet for organised residential and commercial development, driven largely by infrastructure and social amenities in the area. Driven by Ekana Stadium, LDA housing and commercial projects, and new social infrastructure, Gomti Nagar Extension has become Lucknow's fastest growing micro market. Price appreciation trends back this up. Gomti Nagar Extension has emerged as the most promising real estate destination of the city since property prices have increased by 81 per cent in the last five years (2020-2025).
Buyers eyeing LDA plots should note the connectivity reality on the ground before paying a premium for future infrastructure claims. The existing Red Line serves the broader Gomti Nagar area today, while the under-construction Phase 1B metro line runs through old Lucknow areas like Aminabad and Chowk and does not touch Gomti Nagar Extension. For homebuyers looking to build in a plotted scheme with LDA-backed title clarity, this auction is one of the more transparent entry points into the corridor, provided due diligence on layout approvals and possession timelines is completed before bidding.
For those who prefer a ready or under-construction apartment over a self-built plot, developers including M3M have also announced residential projects in the Gomti Nagar Extension belt, giving buyers an alternative route into the same high-growth micro-market without the construction timeline that comes with a plot purchase.
