Advisory notes on the segment point out that since SCO plots are freehold properties, investors can modify or redesign the space as per business needs or market demand — a level of control rarely available in other commercial formats. That said, the market isn't without caution flags. Analysts tracking the broader Gurgaon market for 2026 note that after several years of rapid gains, while prices rose by over 150% in some sectors between 2021 and 2025, the market has moved from speculation to infrastructure-backed growth, and it's not a bubble in the traditional sense because demand is driven by high-income corporate employment and NRI capital, though the era of doubling returns in two years has largely passed.
