Jewar Airport's Phase 1 launch is reshaping real estate across Noida and Greater Noida.

Located in Uttar Pradesh's Gautam Buddh Nagar district, the airport was inaugurated by Prime Minister Narendra Modi on March 28. Commercial flights followed months later: Noida International Airport at Jewar officially launched commercial flight operations on June 15, 2026 — a milestone that took over a decade to arrive and is already reshaping NCR's real estate map. The long-awaited Noida International Airport in Jewar commenced commercial operations on Monday, with IndiGo becoming the first airline to operate from the facility. The inaugural flight arrived from Lucknow, followed by the airport's first outbound service to Bengaluru.
The scale of the project explains why developers and homebuyers are watching this corridor so closely. Phase 1 covers 1,334 hectares with a 12 million passengers per annum capacity, a single 3,900-metre CAT III-B runway, and a 101,590 sq m terminal building. Total Phase 1 capex is ₹11,282 crore. The master plan doesn't stop there — Phase 2 will add a second runway and expand capacity to 30 million passengers annually by 2032, and by 2050, four phases of construction will give the airport six runways and the capacity to handle over 152 million passengers per year.
Even before a single commercial flight took off, the corridor had already re-rated. Real estate prices along the Yamuna Expressway corridor increased by nearly 3x for apartments and around 1.5x for plots over the past five years, with certain micro-markets recording growth as high as 5x, and the report forecasts prices to rise further by 28 per cent and 22 per cent for plots and apartments, respectively, over the next two years. A separate Anarock dataset cited by industry trackers shows property prices had already surged 92% in Noida and 98% in Greater Noida between Q1 2020 and Q1 2025.
Now that flights are actually landing, the conversation has shifted from speculative premium to operational premium. With flights taking off from the newly operational Jewar Airport, real estate experts are betting on a sustained upcycle in Noida and Greater Noida, with property values around the airport potentially climbing 15-20% annually, though speculative excesses remain a concern. Industry voices are pushing back on correction fears: Gaurav K Singh, Founder and Chairman of Womeki Group, said predictions of a broad-based decline in real estate prices due to the operationalisation of Jewar Airport are not supported by the fundamentals of the market, as major infrastructure assets such as international airports typically act as economic growth engines, attracting industries, logistics hubs, commercial investments, and residential demand, and the airport has already accelerated infrastructure development across the Yamuna Expressway region.
M3M's own leadership sees this as an inflection point for the region's positioning. Yash Garg, Director of M3M Noida, says the Jewar Airport inauguration on 28 March 2026 will be a new chapter of history in the real estate sector, noting that Noida is turning out to be the most connected region in NCR — starting from the Yamuna Expressway, Eastern Peripheral Expressway, Metro connectivity, Namo Bharat Rail connectivity to a Global Airport connection.
Connectivity, however, is still catching up to the airport itself. At launch, the only road link is the Yamuna Expressway, with Jewar exit at KM 35 and approximate distances of 75 km from Connaught Place, 72-78 km from IGI, 60-70 km from Noida Sector 18, and 95-100 km from Gurgaon Cyber City. Relief is coming: the Faridabad-Jewar Expressway, scheduled for end-2026 or early-2027 opening, will cut Faridabad-DXN drive times to 15-20 minutes from the current 110-150 minutes. On rail, a metro link from Noida Sector 148 on the Aqua Line to the airport has completed its DPR, but physical construction has not yet commenced. Separately, in October 2025 YEIDA approved a ₹1,700 crore, 25 km eastern-side access road from Greater Noida West near Char Murti to the airport, intended to improve access from Greater Noida West and Ghaziabad.
The ripple effect extends well beyond housing. According to property consultancy Colliers India, Noida is expected to record annual office leasing of 2-3 million square feet from 2026 onwards, accounting for nearly a quarter of Delhi-NCR's Grade A office space absorption. The airport's operation will also directly impact commercial and industrial real estate, generating concentrated demand for logistics and warehousing infrastructure, retail and office spaces, and employment growth in aviation, logistics, IT and hospitality that will fuel sustained demand for real estate in a reinforcing cycle extending well beyond the airport's vicinity. The 1,000-acre Film City project adds another demand driver, sitting just 4 km from Jewar Airport area.
For buyers weighing an entry point, YEIDA's own residential scheme signals where authorities expect the next wave of demand. In January 2026, YEIDA launched a residential plot scheme offering 973 plots across multiple sectors, ranging from 162 to 290 square metres, positioned specifically to attract buyers ahead of the airport's operationalisation. At the same time, due diligence matters more than ever in a fast-appreciating corridor — Noida Authority has warned buyers to verify land and project approvals before purchasing flats or plots. For homebuyers and investors, the takeaway is straightforward: the airport has moved from a future catalyst to a live one, and pricing across Noida, Greater Noida and the Yamuna Expressway belt is already responding to that shift.
