New expressways and metro plans are turning Sohna Road into Gurugram's next end-user hotspot.
Register InterestSohna Road is emerging as one of Gurugram's most active residential corridors in 2026, with developers pointing to a sharp rise in end-user buying activity. Sohna is rapidly emerging as one of the most preferred residential destinations for end-user homebuyers, with property prices continuing to rise across Gurugram's prime sectors pushing homebuyers toward Sohna for comparatively affordable homes and improved infrastructure. Market reports released in May 2026, including data by JLL and other industry research firms, have named Sohna and South Gurugram among the fastest-growing micro markets in NCR, with improved connectivity and infrastructure expansion continuing to attract strong demand from end-user buyers.
Connectivity remains the single biggest driver of this shift. The Delhi-Mumbai Expressway, the Sohna Elevated Road, and improved road networks connecting Sohna to Gurugram have significantly enhanced accessibility to major business hubs, including Cyber City, Golf Course Road, and other commercial centres. On the public transit front, momentum is building too: a 17-kilometer metro route from Bhondsi village to the Gurgaon railway station, passing through Vatika Chowk, Subash Chowk, Rajiv Chowk, Sadar Bazar and the Gurgaon bus stand, primarily follows the Sohna Road corridor and is designed to connect with the proposed Delhi-Gurugram-Alwar RRTS at Rajiv Chowk. Separately, a broader Gurgaon-Manesar metro line is also taking shape, with the Gurgaon to Manesar metro route connecting Golf Course Extension Road, SPR, Sohna Road and New Gurgaon before reaching IMT Manesar, forming an important east-west link across the city's most industrialised zones.
Pricing data reflects the corridor's momentum. The corridor has delivered 74%+ capital appreciation since 2021, with property prices now rising 8–15% annually. A separate market study found average rates increasing by ~158% in five years, with flats on Sohna Road now at ₹16,100 per sq ft, reflecting rising demand for premium housing driven by improved network and proximity to large business parks. This appreciation is unfolding against a policy backdrop that formalises the corridor's growth: the Sohna Master Plan 2031 carries statutory force, earmarking 6,110 hectares of planned development with 255 hectares reserved for commercial use along the Eastern Peripheral Road, while a metro extension remains in planning and is not yet priced into current property values.
Developers active on the corridor are echoing similar observations about buyer behaviour. The market has been further strengthened by the presence of leading developers, including DLF, Signature Global, Eldeco, M3M, Ganga Realty, and Trehan Group, who are actively developing residential projects in the area. Commenting on the shift, Neeraj K. Mishra, Architect & Managing Director of One Point Design, noted that Sohna has emerged as one of the most attractive residential destinations in NCR, with a large number of end users now choosing Sohna over core Gurugram areas because of affordable pricing, strong connectivity, greenery and peaceful surroundings, as modern homebuyers look beyond just a home toward a better lifestyle. Saransh Trehan, Managing Director of Trehan Group, added a similar view: Sohna has become an ideal destination for homebuyers seeking a balanced lifestyle with modern amenities, as rising property prices in Gurugram encourage buyers to explore destinations offering better value and future growth potential, with quality housing and improved infrastructure at comparatively affordable prices.
For developers with a presence on the corridor, including M3M, this data confirms what site visits and enquiry volumes have already been signalling — buyers are no longer treating Sohna Road as a fallback location but as a primary choice driven by hard infrastructure gains rather than speculation. With the elevated expressway operational, the Delhi-Mumbai Expressway link active, and metro planning now at an approval stage, the corridor's fundamentals appear to support the current pace of end-user absorption rather than a short-term price spike.
For homebuyers evaluating Sohna Road today, the practical takeaway is that entry pricing still sits meaningfully below established Gurugram micro-markets, while the connectivity gap that once held the corridor back is closing fast. That combination — affordability plus improving access — is precisely what is now pulling first-time buyers and upgraders away from saturated central sectors and toward Sohna Road's newer residential launches.
