New internal roads across Sectors 70-75 aim to ease Southern Peripheral Road traffic.
Register InterestThe Gurugram Metropolitan Development Authority (GMDA) has moved to address one of the city's most persistent traffic headaches. With traffic steadily worsening along Gurugram's Southern Peripheral Road (SPR), the Gurugram Metropolitan Development Authority has initiated plans to strengthen internal connectivity by developing new service roads and completing long-pending road links. The proposed service roads stretch roughly 3.5 km across sectors 70–70A and 70–75, a corridor that has seen a rapid rise in residential towers and commercial developments over the past five years.
According to officials, the detailed project report is currently under preparation, after which tenders will be invited. This puts the project at an early planning stage, but the intent is clear: the proposed stretches between sectors 70–70A and 70–75 aim to segregate local traffic from through movement on the arterial corridor. In practical terms, this means residents moving within their own sector won't have to merge onto the main SPR carriageway for short, local trips — a change that could meaningfully cut daily congestion at peak hours.
The timing of this move is not incidental. The move comes as SPR is set for a major overhaul, including an elevated corridor project. Authorities believe strengthening parallel and internal roads will be crucial to managing traffic diversions during construction and preventing further congestion. Anyone who has driven through a Gurugram flyover construction zone knows how disruptive these projects can be without adequate alternate routes — GMDA appears to be trying to get ahead of that problem this time.
This isn't an isolated initiative. In a parallel development, GMDA has floated a tender to complete a crucial 900-metre missing stretch on the dividing road between sectors 68 and 69. Separately, GMDA has also been working on a 2.3 km link connecting Sector 70A to the SPR bypass via Palra Road — providing connectivity to residents of Sectors 69, 70, 70A and 75 and helping commuters near Tulip Chowk and Rao Kaher Singh Chowk avoid the congested SPR-Kherki Daula stretch entirely.
For context on why this matters, SPR itself is a critical spine. The Southern Peripheral Road is an 8-lane expressway connecting Golf Course Extension Road to NH-48 (Delhi-Jaipur Highway) via Sohna Road and Badshahpur, intersecting key sectors such as 68, 69, 70, 71, 72, 73, 74, 75, 76, 77, 78, 84, and 85. As more residential and commercial projects have come up along this stretch, the road's capacity has been stretched thin — making feeder and service roads a necessary complement rather than a luxury.
For homebuyers evaluating projects along SPR and its adjoining sectors, this development is worth tracking closely. Improved internal road networks typically translate into reduced commute friction, better emergency access, and increased livability scores for residential pockets that currently rely entirely on the main SPR carriageway. Projects in Sectors 70, 72, 73, 74, and 79 — including M3M's residential and commercial developments along this corridor — stand to benefit as local connectivity improves, even before the SPR elevated corridor itself is completed.
That said, buyers should treat this as a medium-term infrastructure trigger rather than an immediate one. With the DPR still under preparation and tenders yet to be floated, on-ground construction is unlikely to begin in the immediate term. Prospective buyers should factor in a realistic 18-24 month execution timeline typical of GMDA road projects in this corridor, while still recognizing the long-term value this connectivity push adds to SPR real estate.
