Business Bay, Dubai

Business Bay is a master-planned mixed-use district built by Dubai Properties along the Dubai Water Canal, envisioned as Dubai's answer to Manhattan and driven by Sheikh Mohammed Bin Rashid's vision to create the emirate's Central Business District. The locality spans over 80 million square feet and sits just 1.5 km from Burj Khalifa, making it one of the most centrally located freehold zones in the city. Since its first transactions in 2008, the district has grown into one of Dubai's most liquid residential and commercial markets, with nearly 78,000 sales recorded to date.

Originally conceived as a commercial-only district, Business Bay has evolved a strong residential base since the 2008 downturn, when the proportion of apartment towers rose relative to offices. Today it combines office towers, hotels, landscaped gardens, and residential high-rises along a network of roads and waterways, and continues to attract new investors and businesses drawn by its central address. As a designated freehold zone, foreign nationals can buy property here with full ownership rights, and purchases above AED 2 million qualify for the UAE's 10-year Golden Visa.

The Dubai Canal itself is a defining feature: a 3.2 km artificial waterway connecting Business Bay to the Arabian Gulf, lined with a boardwalk for waterside dining, jogging tracks and canal cruises. Business Bay's location gives residents easy reach of Downtown Dubai, DIFC, Al Safa, Jumeirah, and the Dubai Design District, while still offering pricing that stays below Downtown Dubai's premium rates.
