About Downtown Dubai

Downtown Dubai is a 2 sq km mixed-use district developed by the Emaar real estate development company. Once known as Umm Al Tarif before 2000, the district is bounded to the south by Business Bay and to the northeast by Financial Centre Road, which separates it from Zabeel and Trade Centre 2. At the heart of Downtown Dubai is Emaar's famous development, the Burj Khalifa and the Dubai Mall, characterised by entertainment, shopping and dining.

The district blends architectural styles, where Arabic low-rise vernacular architecture is present in the Old Town, while high-rise contemporary buildings dominate the rest of the development. At its centre, the Dubai Fountain, the largest choreographed system in the world, was designed by WET Design, the California-based company behind the Bellagio Hotel Lake fountains, and is illuminated by 6,600 lights and 50 colored projectors, stretching 275 m long. The community today contains over 169 residential and commercial buildings, predominantly developed by Emaar Properties, including iconic towers like Burj Khalifa, The Address, and Boulevard Central.

Walkability is a defining feature of the district. The Mohammad Bin Rashid Boulevard connects all areas, with Dubai Mall, Burj Khalifa, and Dubai Opera within walking distance of most residences. This, combined with global brand recognition, keeps Downtown Dubai firmly positioned as the city's most prestigious residential address.

On pricing, Downtown commands a clear premium over the wider city. Home to the Burj Khalifa and Dubai Mall, Downtown Dubai has cemented itself as Dubai's global landmark district. The average price per square foot in Downtown Dubai is AED 2,400 as of February 2026, with studios starting from AED 900,000 and premium penthouses exceeding AED 50 million. More recent data shows an average sales price of approximately AED 2,433 per sq ft in July 2026, while investors also benefit from an average rental yield of 6.8%, with studios achieving 6.5-7.5% and larger units seeing 5-6% returns.
