New Gurugram

New Gurugram is the umbrella term for the newer sectors of the city that have opened up along Dwarka Expressway, Southern Peripheral Road (SPR) and Golf Course Extension Road. New Gurgaon includes sectors 102-113, 76-95, & 95A. Positioned between Gurgaon and Manesar, this area is transforming into both a residential and commercial hub.

For developers, this belt has become one of the busiest launch zones in NCR. The key micro markets are Dwarka Motorway, Golf Course Extension Road and New Gurgaon (Sector 79 & Manesar). M3M has an active presence here with towers along the golf-course side of Sector 79 as well as newer sectors closer to the Dwarka Expressway.

Price-wise, the belt still offers relative affordability compared to the older parts of the city. Flat prices in New, Gurgaon are in the range of Rs 9100-12700 per square feet (sq ft). On the branded/luxury end, smart luxury floors start from ₹1.44 Cr and ultra-luxury branded residences are priced above ₹15 Cr+ in the corridor's M3M developments.

Much of the area is still building out its social infrastructure, but growth has been rapid. Sector 89 in Gurugram, Haryana, is a fast-developing residential and commercial micro-market within the New Gurgaon region, positioned strategically along Pataudi Road and near Dwarka Expressway. For entry-level/mid-segment buyers, New Gurgaon (Sectors 82–95) and South Gurgaon (Sohna) remain the go-to zones.
