Sector M9 falls within the New Gurugram, Manesar micro-market of Gurugram West and shares the 122052 pincode with IMT Manesar. Until recently the area was known mainly as an industrial belt, but it is now transitioning into a mixed residential-commercial corridor as developers acquire land along the NH-48 frontage. Sector M9 is best understood today as an early-cycle investment micro-market: land and unit prices remain well below established Gurugram corridors such as Golf Course Road or Dwarka Expressway, while the surrounding social and physical infrastructure catches up over the next 4-5 years.
