Two mega-infra projects, one price rally: NH-24 Ghaziabad turns into NCR's fastest-appreciating corridor.

The result, according to multiple market trackers, is a real estate rally that is now among the sharpest in the National Capital Region.
The Delhi–Dehradun Expressway is a 210-km, access-controlled, 6 to 12-lane highway that connects Akshardham in New Delhi directly to Dehradun, built by NHAI. The journey that once took 5 to 7 hours now takes just 2.5 hours, with the distance reduced from 250 km to 210 km. Phase 1, which runs through the Eastern Peripheral Expressway and directly touches Ghaziabad's NH-24 stretch, went live in early 2026, giving the belt an immediate connectivity upgrade layered on top of an already-improving transit map.
The price response has been swift. Brokers and local media report that in early 2026, the Delhi-Dehradun Expressway opened, and property prices in areas like Siddharth Vihar, Raj Nagar Extension, and the NH-24 belt jumped by 30% almost immediately. The Namo Bharat RRTS corridor — which already runs through Ghaziabad with stations including Duhai — has been reshaping commute patterns for over two years, and the expressway is now layering on top of that transit-oriented demand. This advancement, coupled with the Namo Bharat (RRTS) and proximity to Hindon and Noida International airports, have created a robust ecosystem for growth. Data from brokerage-side sources shows Ghaziabad's residential property prices have shown strong long-term appreciation, rising from around ₹3,700 per sq ft in 2019 to ₹8,800 in 2024, with average prices stabilizing between ₹7,600 and ₹7,900 per sq ft in 2026. The city's share of the wider NCR market has grown in tandem — Knight Frank data shows Ghaziabad now accounts for nearly 16% of total NCR residential sales.
Developers active in the belt are framing the moment as structural rather than cyclical. Prateek Tiwari, Managing Director of Prateek Group, noted that the expressway is a landmark moment that enhances regional connectivity and unlocks new growth corridors, playing a pivotal role in elevating urban living standards. Vikas Bhasin, MD of Saya Group, stated that the inauguration marks a new era of accessibility and progress, acting as a strong catalyst for real estate growth and further strengthening Ghaziabad's position as a preferred destination for modern investment. On the macro side, Santosh Agarwal, Executive Director & CFO of Alpha Corp Development, said completion of the Delhi–Dehradun Expressway and the resulting reduction of travel time to just 2.5 hours will completely change how real estate functions in this region.
Adding a further layer, the Ganga Expressway — inaugurated in late April 2026 — is being read as a second wind for the same micro-markets. The integration of this mega-project with existing infrastructure like Namo Bharat (RRTS), the Delhi-Meerut Expressway, and the upcoming link to the Delhi-Mumbai Expressway has repositioned Ghaziabad from a residential suburb to a high-velocity Growth Center. Varun Garg, Director of Karyan Group, put it bluntly: "Ghaziabad is no longer just a bedroom community for Delhi; it is the main center of economic development for the entire state. The Ganga Expressway creates a modern, accessible corridor that will redefine the landscape of NH-24 and Raj Nagar Extension over the next decade."
M3M's stake in this belt is M3M Wave City, positioned inside the 4,200-acre Wave City township directly on NH-24. The pre-launch project sits on connectivity that is well-connected to the Delhi-Meerut Expressway, NH24, and the upcoming metro extensions, offering a convenient and smooth commute to various points in the NCR. With the project offering luxury 2 BHK, 3 BHK and 4 BHK apartments provided with futuristic comforts and modern amenities, M3M is entering the corridor at a point where infrastructure catalysts are already priced into buyer sentiment rather than speculative.
For homebuyers, the near-term forecast leans bullish but not runaway. Real estate experts say property prices in several micro-markets, including Ghaziabad, may rise by 15 to 25 percent over the next 18 to 24 months. That window — roughly through 2027 — is the practical horizon investors and end-users on NH-24 should watch, as RRTS ridership matures, expressway traffic stabilises, and new supply from established and new entrants alike gets absorbed.
