Gurugram cements dominance as Delhi-NCR's primary residential launch hub in Q3 2025.

According to a Cushman & Wakefield report, the region recorded 10,245 new housing unit launches, with an overwhelming 87 per cent of them concentrated in Gurugram. The number underscores how far Gurugram has pulled ahead of Noida, Delhi, Ghaziabad and Faridabad in terms of fresh residential stock hitting the market.
Within Gurugram itself, supply is not evenly spread. The strongest activity is clustered in New Gurgaon and along the Dwarka Expressway, which together account for over 40 per cent of fresh supply, driven by better connectivity to Delhi and the airport, emerging infrastructure, and relatively more affordable land parcels than the city's core. A separate breakdown of the same dataset shows these two corridors leading individually too: Several new submarkets in Gurugram, especially New Gurgaon and Dwarka Expressway, are leading in launch activity, capturing 23% and 20% of sector launches respectively in the quarter.
The quarter's growth story is layered. On one hand, momentum is building sequentially: the quarter-on-quarter rise of 12 per cent reflects healthy momentum. On the other, the annual comparison tells a more cautious story, as the 37 per cent dip, when compared to last year, signals a more complex market reality. Fewer units were launched than a year ago, even as Gurugram's share of the shrunken pie grew larger.
Pricing data reflects the premium positioning of this new supply. The weighted average launch price in NCR rose to ₹15,175 per sq ft, with Gurugram leading annual appreciation at 12%. Segment-wise, the market isn't purely a luxury story either — luxury and high-end homes made up 48% of new launches, the mid-segment dominated at 51%, which experts said reflected sustained demand from first-time buyers. This dual-track demand, from investors chasing branded luxury and end-users seeking well-connected mid-segment homes, is what keeps Gurugram's launch calendar full on both ends.
Industry voices frame this concentration as both an opportunity and a structural imbalance. According to Kapil Chug, Vice President- Sales, RISE Infraventures, the Delhi-NCR market continues to be the bellwether of India's housing sector, and Gurugram accounting for nearly 87 per cent of new launches underscores the city's unrivalled dominance, but it also raises the question of balance across the wider NCR. For homebuyers, this means more choice and negotiating leverage in Gurugram itself, but limited comparable supply if they're looking at Noida, Faridabad or Delhi for similar price points and specifications.
Gurugram's dominance isn't accidental — it's backed by active developer investment. M3M India, one of the city's largest builders, has continued expanding its footprint through the same period, including a ₹7,200 crore integrated township announcement and ultra-luxury launches along the Dwarka Motorway corridor. This kind of large-ticket capital deployment by established players is precisely what sustains Gurugram's outsized share of NCR's launch pipeline quarter after quarter.
For a homebuyer evaluating Delhi-NCR right now, the data points to a clear takeaway: Gurugram, and specifically the New Gurgaon and Dwarka Expressway belts, is where the bulk of new inventory, pricing action and developer attention is concentrated in 2025. Anyone comparing NCR markets should factor in that supply-demand dynamics, and therefore negotiating room, are likely to differ meaningfully between Gurugram's high-volume corridors and the rest of the region.
