Gurugram dominates ultra-luxury sales, surpassing Mumbai with record growth.
Register InterestGurugram has surpassed Mumbai in the total sales value of luxury homes priced at Rs 10 crore and above, recording Rs 24,120 crore in transactions during the calendar year 2025. Approximately 1,494 homes priced at Rs 10 crore and above were sold during the year -- the highest ever recorded in any 12-month period in the city.
This marks a dramatic transformation in India's ultra-luxury real estate landscape. The total transaction value in this segment surged sixfold from Rs 4,004 crore in 2023, reinforcing the city's position as the primary hub for high-end residential growth in India. In H1 2025, Delhi-NCR recorded over 5,100 luxury home sales, with Gurugram contributing the bulk of premium transactions, underscoring its dominance at the top end.
Comparing performance across NCR markets reveals Gurugram's clear superiority. Noida–Greater Noida followed Gurugram and Mumbai with Rs 9,358 crore worth of sales in 2025. Gurugram dominated the segment, accounting for an overwhelming 91% of NCR's luxury sales, helping the region secure nearly 65% of luxury home transactions across the top seven cities.
The surge is driven by strategic infrastructure development and shifting buyer preferences. Dwarka Expressway posted a 2,079% surge in transaction value, from Rs 383 crore in 2024 to Rs 8,347 crore in 2025. Golf Course Extension Road saw a 379% rise, supported by price appreciation from Rs 24,855 per sq ft to Rs 37,899 per sq ft. The year marked a clear shift towards end-user-driven demand, with homebuyers prioritising delivery certainty, livability and long-term value over speculative gains.
Market experts attribute Gurugram's leadership to both economic factors and lifestyle positioning. The nearly tenfold growth in transactions reflects strong domestic wealth creation, rising participation of high-net-worth and ultra-high-net-worth individuals, and growing investor confidence. One clear shift noticed in 2025 was how focused luxury buyers became about location within Gurugram. Instead of broad preferences, attention narrowed to specific micro-markets like SPR, New Gurugram, and others. These corridors are benefiting from tangible infrastructure upgrades, better connectivity, and the availability of larger, low-density luxury developments.
Looking ahead, Gurugram's leadership position appears structurally sound. Despite ongoing geopolitical uncertainties, the growth in Gurugram's ultra luxury segment appears to be supported by structural factors rather than short term sentiment. The combination of sustained wealth creation, improved connectivity, and high quality project launches has created a strong foundation for continued demand in the ₹10 crore and above category.
