Freshly acquired land parcels set to anchor M3M's next generation of Gurugram townships.
Register InterestM3M Group has moved to secure its future development pipeline with a large land acquisition drive. The company has acquired around 500 acres of land in Gurugram and adjoining areas with an investment of around ₹2,500 crore. This forms part of a much larger capital deployment plan, with promoter Pankaj Bansal stating the group will invest around ₹10,000 crore in FY27 on construction and land acquisition, including ₹7,200 crore in construction activities and another ₹2,500 crore this financial year in land acquisition.
The acquisition is not a one-off move. M3M has said it will continue to acquire land and will participate in the upcoming land auctions in Noida. On the development side, the group will launch two new residential projects in Gurugram this year, one of which could be a retirement housing project. Importantly, the company would fund all investments through internal accruals, with the M3M Group carrying zero debt, signalling a conservative, cash-backed approach to this expansion.
This land bank builds on an already substantial base. As per the developer's own disclosures, M3M India has an extensive land reserve spanning 3,000 acres and adheres to its principles of Trust, Transparency, and Timely delivery. Under its leadership, the group has delivered about 3 crore square feet of space spread across 50 uber-luxury residential and commercial projects in Gurugram.
Large land parcels of this kind have historically translated into integrated townships for the group. Its recently announced Gurgaon International City is a case in point — a 150-acre smart ecosystem designed to bring together residential, commercial, and innovation spaces, located strategically along the Dwarka Expressway Link Road. The new 500-acre bank gives M3M room to replicate or scale this model across fresh micro-markets in and around Gurugram.
No project, tower plan, or unit matrix has been released for this land bank yet; the figures below reflect the broad categories M3M has indicated it may develop, not confirmed offerings.

Neighbourhood retail and high-street convenience formats within or near the development.
Gated, monitored access consistent with M3M's premium residential standards.
Floor plans have not been released as the master layout for this land bank is still under internal planning and design.
The exact sectors within this 500-acre acquisition have not been publicly detailed by M3M, but the land sits within Gurugram and its adjoining growth corridors — the same belt where the developer's other large-format projects are concentrated. Connectivity across this belt is built around signal-free corridors linking to NH-48 and Central Gurugram, with the Rapid Metro and planned metro extensions improving access, while IGI Airport remains a comfortable drive away. Daily errands are made easy with supermarkets, cafés, and high-street retail within minutes of most M3M sites in the region. M3M's broader expansion strategy also points to where its attention is headed next. The company has said it will continue to acquire land and will participate in the upcoming land auctions in Noida, indicating the Gurugram land bank is one part of a wider NCR-focused growth plan. For homebuyers and investors tracking this land parcel, the corridor's proximity to established M3M addresses on Golf Course Extension Road, Southern Peripheral Road, and Dwarka Expressway gives an early sense of the kind of connectivity and micro-market maturity the eventual project could offer.
