Register InterestGurugram-based developer M3M Group has laid out a Rs 10,000 crore investment plan for FY27, split between fresh land acquisition and accelerated construction across its residential and commercial pipeline. The announcement was made by the group's promoter, Pankaj Bansal, who confirmed that the group — comprising M3M India and Smartworld Developers — will invest ₹7,200 crore in construction activities during FY27, and another ₹2,500 crore this financial year in land acquisition.
On the delivery side, Bansal noted that the group is focusing on project delivery, with more than 30 million square feet under construction across various projects. On the land front, the group has already been active: the company has acquired around 500 acres of land in Gurugram and adjoining areas with an investment of around ₹2,500 crore, and management has signalled it will keep expanding its footprint, with plans to continue acquiring land, including participation in the upcoming land auctions in Noida.
The FY27 roadmap sits within a much larger balance-sheet story. According to a recent group disclosure, the Bansal Family's platforms — M3M India and Smartworld Developers — have built one of India's largest privately held real estate development businesses, with a Gross Development Value of over ₹1,28,731 crore and a fully paid land bank of more than 3,000 acres across the NCR. Notably, the family has utilised only about 26% of its land bank so far, creating substantial visibility for future development and long-term value creation. Importantly for buyers weighing financial stability, the Group remains net debt-free, is 100% promoter-owned, and holds an investment-grade rating, providing the flexibility to pursue long-term growth while maintaining disciplined capital allocation.
Geographically, the group's next phase of growth is not limited to Gurugram. A separate industry analysis flagged that M3M India has earmarked ₹2,500 crore for fresh land acquisition in the current financial year, with Noida named as a priority market, and that the company would participate in upcoming Noida Authority land auctions, with the entire investment funded through internal accruals and the group carrying zero debt. Existing Noida projects associated with the brand include M3M The Cullinan in Sector 94 (ultra-luxury residential) and M3M The Line in Sector 72 (a mixed-use format combining studio apartments, retail and serviced residences).
On the launch pipeline, group statements point to fresh residential activity in Gurugram this year, with two new Gurugram residential launches flagged for this year — one possibly a retirement-housing project — alongside continued branded-partnership investment. Branded residences remain a central theme of M3M's strategy: in January this year, M3M Group partnered with global fashion and lifestyle brand Elie Saab to develop two ultra-luxury housing projects in Delhi-NCR with a total investment of ₹3,500 crore, following an earlier tie-up where in October last year, it partnered with Jacob & Co, a global luxury brand, for a project in Noida. Bansal has been explicit about the intent behind these collaborations, stating the group wants to bring the high-net-worth luxury market, where individuals were investing in foreign markets for a high quality of life, back to India. He added that the M3M Group had already seen 20 per cent participation from non-resident Indians in its branded projects, and that the group wants branded residences to account for at least 50 per cent of its portfolio, up from the current 30 per cent.
The broader growth narrative is backed by strong sales performance. The Bansal Family platform has recorded the highest residential delivery volume in the NCR for the last three consecutive years and, by staying strategically focused on the NCR rather than expanding across multiple geographies, emerged as India's top five largest real estate developer by FY26 pre-sales, recording nearly US$1.8 billion in sales from a single market. On the commercial and retail side, the group has also scaled up: it is North India's largest retail developer with over 11.2 million sq. ft., backed by an extensive portfolio of destination retail assets and a robust leasing platform, and has expanded into Noida through its first self-owned M3M The Cullinan Emporium, comprising nearly 1 million sq. ft. of premium retail space.
For prospective buyers, the FY27 plan is a signal of continuity rather than a one-off announcement. Separately, M3M India has also disclosed a related capital deployment push, saying it will invest ₹14,500 crore to accelerate construction of its 45+ million sq. ft. Gurugram portfolio, targeting 7.8 million sq. ft. delivery by FY27 while maintaining a zero-debt balance sheet. On the IPO question that often comes up around large capital announcements, Bansal clarified that the company had no such plans in the short to medium term. For homebuyers, the combination of an unlevered balance sheet, an under-utilised land bank, and an active construction pipeline is a reasonable basis for evaluating delivery risk on ongoing and upcoming M3M projects in Gurugram and Noida.
