According to recent reports, the National Capital Region Transport Corporation (NCRTC) has begun preparatory work for the Rs 36,000 crore Delhi-Panipat RRTS corridor, initiating utility diversion along a 22-km stretch between Narela and Murthal. This marks a critical milestone for a project that has been in planning for several years and now enters its pre-construction phase.
The corridor itself is designed for serious speed and scale. Designed for trains running at 180 kmph, the 136-km corridor with 17 stations will reduce travel time between Delhi and Panipat to under an hour, extending to Karnal in later phases as part of the high-speed Namo Bharat network. The line will link Sarai Kale Khan in Delhi to Karnal's New ISBT in Haryana, zipping through major urban and industrial areas, with trains expected to run every 15 minutes.
On the ground, work has already started in two states. According to officials, detailed surveys have commenced in Delhi to identify utilities along the proposed alignment, while utility shifting activities have begun in parts of Haryana. NCRTC has also floated tenders for relocating power lines, cables and transformers, a critical step expected to take about a year before construction of stations and tracks begins in full.
Importantly, this is the third corridor under Phase-I of the RRTS network, following the Delhi-Ghaziabad-Meerut line, which is partially operational, and the Delhi-Gurugram-SNB-Alwar corridor, which is under development. The Sarai Kale Khan station will serve as the interoperable hub for all RRTS lines, enhancing connectivity across the NCR. Industry voices are already framing this as transformational for the region. Mamta Shah, MD & CEO of Urban Infra Group, noted that the initiation of groundwork for the Delhi-Panipat-Karnal corridor signals steady progress in building a truly integrated regional mobility network for NCR, adding that projects like Namo Bharat are redefining intercity travel by combining speed, frequency, and reliability while unlocking economic potential across emerging urban corridors.
For homebuyers and investors, the timing intersects directly with growing residential activity along this belt. Panipat, historically known for its industrial and textile economy, is increasingly being positioned by developers as a satellite housing market benefiting from both NH-44 connectivity and the upcoming RRTS. M3M has been expanding its footprint here with a large-format township, M3M City of Dreams, spread across a reported 333-350 acres in Sectors 36 and 37, along with more compact low-rise offerings such as M3M Terraces, positioned along the Delhi-Ambala corridor. With infrastructure projects such as the Delhi-Panipat RRTS, the proposed Karnal airport and growing industrial clusters in the vicinity, the region is witnessing increased interest from both end-users and investors.
It is worth noting for buyers that the RRTS project still requires final financial closure. While awaiting final financial approvals from the Centre and the Delhi and Haryana governments, NCRTC has chosen to proceed with time-sensitive preparatory activities so construction can begin immediately once clearances and funding are finalized. The extension to Karnal itself will be taken up in subsequent phases, meaning full connectivity to Karnal is a longer-term outcome rather than an immediate one.
For anyone evaluating property in Panipat, Sonipat or along the NH-44 belt, the practical takeaway is that transit-linked appreciation is a multi-year story, not an overnight shift. Utility relocation alone is expected to take roughly a year before station and viaduct construction can start at scale, so the realistic timeline for an operational Delhi-Panipat RRTS stretch likely extends well into the coming years. That said, early movers into planned townships near the alignment stand to benefit from the connectivity premium as work progresses from utility shifting to civil construction and eventually to track-laying and station-building.
