DLF, M3M, Oberoi and Sobha turn Golf Course Extension Road into Gurugram's luxury frontier.

Golf Course Extension Road in Gurgaon is witnessing unprecedented luxury residential development in 2026, with India's top developers launching premium projects, and after a quiet 2025 with no major high-rise launches, the corridor is set to welcome projects from DLF, Max Estates, M3M, Silverglades, Oberoi Realty, and Sobha Limited. Together, these projects represent a combined investment of over ₹15,000 crore and will deliver approximately 5,000 to 6,000 luxury residences over the next 5 to 7 years.
DLF's activity on the corridor is anchored by the Arbour development, which has already set records: DLF Arbour's 1,137 units sold out in 3 days of bookings, a record for a single residential project in Gurgaon. Building on that momentum, DLF is developing its first senior living project in Gurugram as part of the DLF Arbour development, marking its entry into the senior living segment with a premium environment designed specifically for residents aged 55 and above. Separately, DLF is also readying a new large-format launch: DLF's second GCER launch of FY27 is a large-format luxury project on approximately 29 acres in Sector 61, Golf Course Extension Road. It will offer 4 and 5 BHK ultra-luxury configurations from 4,000-12,000 sq ft with penthouses planned, priced at roughly ₹45,000 per sq ft, consistent with the corridor's current premium benchmark.
M3M's flagship contribution to the 2026 corridor is a 30-acre branded residence project in Sector 58, positioned to compete directly with DLF, Oberoi, and other premium developers in the luxury segment. Known in the market as M3M Brabus, the project is a monument of luxury with first-of-its-kind branded residences inspired by global legends such as Aston Martin, Bugatti, and Brabus. It is planned as an ultra-low-density development spread across roughly 30 acres with only 300 units to ensure maximum privacy. Configurations are expected to be 4 & 5 BHK ultra-luxury branded residences of 5,000, 6,000, and 7,000 sq ft across six iconic towers with high-speed elevators. Early pre-launch guidance puts pricing at approximately Rs 19 Cr onwards, with expected possession between December 2028 and 2029. M3M is simultaneously scaling its existing GCER footprint at Sector 65: M3M Altitude is the newest ultra-luxury high-rise addition to the established M3M Golf Estate township, featuring 3, 4, and 5 BHK apartments and penthouses priced from ₹12 Cr onwards.
Oberoi Realty's Gurgaon debut is the corridor's most closely watched launch. The Mumbai-based developer, best known for Three Sixty West in Worli, is bringing its large-format luxury brand to Sector 58, Golf Course Extension Road. The project spans approximately 450 units across 14.81 acres, one of the lowest-density developments in the NCR, and features a 10-acre central green, roughly 2 lakh sq ft clubhouse, private lifts per unit, triple-height lobbies, infinity pools, spa, and fine dining facilities. Pricing at launch is expected around ₹40-45K psf, offering comparable or superior product specs to DLF Camellias at an early-stage entry price. On the acquisition side, Oberoi Realty intends to acquire 50 acres of land on Golf Course Extension Road for future residential and commercial projects, indicating long-term commitment to the corridor.
Sobha Limited rounds out the corridor's headline launches with a project in Sector 63A. Sobha's new launch there is setting benchmarks with 11-ft ceilings and Aravalli-facing balconies, starting at roughly ₹5.50 Cr for a 'legacy home' positioning. This adds to an already crowded Sector 63A pocket that includes competing luxury launches from Anant Raj, Godrej, Conscient Hines, and others, making the micro-market one of the densest new-supply zones on the road.
Pricing across the corridor has moved sharply. Where GCER land traded as farmland at roughly ₹8,000 per sq ft in 2015, the GCER weighted average hit ₹37,899 per sq ft in 2025, and current listings in early 2026 span ₹35,000-60,000 per sq ft depending on brand, delivery timeline, and specifications. Infrastructure upgrades are reinforcing this trajectory: the Rapid Metro at Sector 55-56 is roughly 1.8 km from Sector 58, with a proposed 36 km metro corridor from Sector 56 to Pachgaon set to transform connectivity further. Industry analysts note that luxury properties within 1 km of the proposed metro stations could command a 15% to 20% premium over non-metro-adjacent properties once the corridor becomes operational.
For homebuyers, the takeaway is that GCER in 2026 is no longer a single-developer story. With DLF, M3M, Oberoi, Sobha, Max Estates, Godrej, and Anant Raj all active on overlapping stretches between Sector 57 and Sector 66, buyers now have genuine choice across price bands, from Sobha's sub-₹6 Cr entry point to Oberoi and M3M's ₹19-22 Cr branded flagship offerings. Comparing land size, density (units per acre), clubhouse scale, and possession timelines has become essential before committing capital, since pricing gaps between phase-1 and later-phase launches on this corridor have historically been significant.
