Sales volumes tell a similar story of resilience with some moderation. ANAROCK Research reported that approximately 1,01,675 housing units were sold across India's top seven cities in Q1 2026 — a sequential dip from the prior quarter due to global geopolitical uncertainty, but still a 9% year-on-year increase. Within Delhi-NCR, Gurugram alone is reported to have contributed nearly 73% of regional launches in Q1 2026, while the region posted 30% year-on-year sales growth for the quarter — underlining how concentrated new luxury supply has become in this one city.
Demand drivers remain largely infrastructure and corporate-led. Proximity to IGI Airport via Dwarka Expressway, the expanding Golf Course Extension Road corridor, and continued corporate occupier expansion in Gurgaon's business districts continue to pull HNI and NRI buyers toward branded and gated luxury addresses. At the same time, some market commentary flags early signs of caution: several reports note that units priced above ₹6 crore are staying on the market longer than in the 2023-2024 buying frenzy, and that a section of mid-segment projects rebranded as "ultra-luxury" to command ₹18,000 per sq. ft. or more may face resale pressure as more supply reaches completion over the next few years.
For buyers evaluating this market, the practical takeaway is that Gurgaon's luxury segment is no longer a single homogeneous story — it's a set of distinct corridors (Golf Course Road, Golf Course Extension Road, Dwarka Expressway, Sohna Road, SPR) each moving at different speeds, with branding, RERA compliance, and infrastructure delivery increasingly determining which projects hold value. Developers with an established delivery track record and RERA-registered, low-density formats are best positioned to weather any near-term softening while continuing to command premiums in the years ahead.
