Dwarka Expressway, SPR and metro expansion are redrawing Gurugram's real estate map.
Register InterestGurugram's real estate story in 2026 is being written by three infrastructure projects: the Dwarka Expressway, the Southern Peripheral Road (SPR), and the long-awaited Gurugram Metro. Together, these corridors are converting what were once peripheral sectors into some of the most sought-after addresses in the National Capital Region. The city has emerged as a real estate powerhouse, with the market attracting Rs 27,000 crore in investments between January and April 2026 alone, much of it concentrated along these very corridors.
The Dwarka Expressway, officially NH-248BB and now branded the Northern Peripheral Road, is the standout performer. The 29-kilometer Dwarka Expressway is fully operational as of 2026, holding the title of the world's longest elevated urban road, built by NHAI as an access-controlled, 16-lane, grade-separated highway running between Shiv Murti in Delhi and Kherki Daula in Gurugram. The impact on commute times has been dramatic: the expressway now provides uninterrupted, signal-free travel between Shiv Murti in Dwarka and Kherki Daula, cutting what used to be an 80-minute commute via old roads to under 30 minutes. Analysts tracking the corridor note that Dwarka Expressway went from a half-built road with broken promises to the most appreciated real estate corridor in India in under 15 years, with property values growing 5X since 2010.
The next leg of growth is already being planned. In late May 2026, a new master plan drafted by Delhi International Airport Limited proposed extending the eight-lane Dwarka Expressway all the way to Delhi's Mayapuri Ring Road to clear the long-standing bottleneck near Mahipalpur and IGI Airport. On the Gurugram side, the plan includes a Rangpuri bypass, extensions to the Urban Extension Road-II, and the development of a Greater Southern Peripheral Road to spread regional traffic more evenly. Meanwhile, circle rates along the Dwarka Expressway were revised upward sharply from April 2026, an official acknowledgement of how far on-ground values have already climbed.
SPR is undergoing its own transformation. GMDA has drawn up plans for an elevated Southern Peripheral Road in two stretches — Ghata to Vatika Chowk and Vatika Chowk to NH-48 — with the Vatika Chowk–NH-48 stretch alone, about 5.3 km at roughly Rs 750 crore, expected to serve close to 50,000 vehicles a day. New flyovers are also planned at junctions such as Vatika Chowk, Ambedkar Chowk, Dadi Sati Chowk and Bakhtawar Chowk, which should ease the daily grind for residents commuting between Sohna Road, Golf Course Extension Road and NH-48.
The metro piece of the puzzle has finally moved from paper to ground. The 28.5 km elevated loop with 27 stations at Rs 5,452.72 crore runs from Millennium City Centre through Old Gurugram to Cyber City, with a 1.85 km spur from Basai Village to Sector 101 on the Dwarka Expressway. Construction is genuinely underway: the contract for the 15.2 km Phase 1 stretch from Millennium City Centre to Sector 101 was awarded to a joint venture of Dilip Buildcon and RBL, and Gurugram Metro Phase 1 construction officially began in Sector 45, with pile casting work for elevated tracks and stations underway in 2026. Phase 2 covering Sector 9 to Cyber City is close behind, with Phase 2 going to tender in early 2026 and GMRL submitting a roughly Rs 2,800 crore World Bank loan proposal covering about 60 percent of that phase's cost. Once operational, the expansion is projected to reduce travel time between Old and New Gurgaon by nearly 40 percent and provide an eco-friendly transport alternative for over 5 lakh daily riders.
What does this mean for property values? Real estate observers are largely aligned: infrastructure developments of this scale typically lead to a 20-30% appreciation in property prices even before the first train runs, while other estimates put the corridor-wide gain at 15% to 20% for locations along the new metro corridor, including the Southern Peripheral Road, the Dwarka Expressway, and New Gurugram. On the ground, pricing in the Dwarka Expressway belt already reflects this momentum — resale apartments average around Rs 18,000 per sq ft, while new launches and under-construction projects are priced between Rs 20,000 and Rs 25,000 per sq ft depending on the sector and developer.
For developers, the corridor convergence has triggered a wave of new supply. M3M India has been among the most active builders across both Dwarka Expressway and SPR-adjacent sectors, layering residential, retail and office formats onto its existing portfolio in Sectors 65, 111, 113 and along the Golf Course Extension Road belt. The company recently announced a fresh Rs 600 crore commitment with M3M Capital Financial Center, a mixed-use development in Sector 113 along the Dwarka Expressway spread across 1.42 acres with 165 units — 152 premium office spaces, six multiplex units, and seven retail units — expected to be completed by 2029. For homebuyers and investors, the takeaway is straightforward: the corridors that were once considered the city's edge are now its centre of gravity, and the infrastructure pipeline suggests this shift still has room to run over the next few years.
Buyers evaluating options should still do their homework — checking RERA registration, construction progress on-site, and realistic possession timelines rather than relying solely on infrastructure headlines. Corridors move in phases, and pricing gains tend to front-run actual commissioning of roads and metro lines, so timing entry and verifying builder track record remain just as important as picking the right micro-market.
