Jewar Airport and Film City turn Yamuna Expressway into NCR's fastest-growing real estate corridor.
Register InterestThe 165-km Yamuna Expressway, long known as a fast, signal-free drive between Greater Noida and Agra, has turned into the most closely watched real estate corridor in the National Capital Region. The trigger is twofold: the Noida International Airport at Jewar and the upcoming Noida Film City, both sitting within a few kilometres of each other in the YEIDA belt.
Noida International Airport (IATA code DXN) was inaugurated on March 28, 2026 by Prime Minister Narendra Modi, marking Phase 1 of what will eventually become one of Asia's largest aviation hubs. The airport is being built under the Public-Private Partnership (PPP) model, with Phase I involving an investment of around ₹11,200 crore. It is being developed by Yamuna International Airport Private Limited (YIAPL), a wholly owned subsidiary of Zurich Airport International AG, in collaboration with the Government of Uttar Pradesh and the Government of India. The scale of the long-term plan is significant: Phase 2 will add a second runway and expand capacity to 30 million passengers annually by 2032, while by 2050, four phases of construction will give the airport six runways and the capacity to handle over 152 million passengers per year.
Right next to the airport, Sector 21 of the YEIDA master plan is home to the second big catalyst — Noida Film City. The Noida Film City is a 1,000-acre integrated film and media township being developed at Sector 21, Yamuna Expressway, by Bayview Projects LLP — led by film producer Boney Kapoor. The first phase will cover around 240 acres with an estimated investment of ₹1,500 crore, and YEIDA has transferred 230 acres of land to Bayview Bhutani Film City Private Limited, marking a major step in developing the Noida Film City near the upcoming Noida International Airport. Production has already begun on the ground — producer Boney Kapoor has confirmed that Mom 2, the sequel to the 2017 film Mom, is now shooting at the newly inaugurated International Film City along the Yamuna Expressway near Greater Noida, making it the first film to begin production there. To handle the traffic this will generate, two new interchanges will be constructed to connect the Yamuna Expressway to the upcoming New Film City, on both sides of the expressway, each approximately 480 metres long and 11 metres wide.
The combined effect on land and housing values has been sharp. According to a Square Yards report titled 'Runway to Realty', apartment prices have nearly tripled between 2020 and 2025, while plot values have risen by an average of 1.5x, with select micro-markets witnessing up to 5x growth. Data cited by InvestoXpert Advisors puts it in even sharper relief: prices of apartments along the corridor have risen by 158% between 2020 and 2025, while plots witnessed an extraordinary five-fold jump of 536%. MagicBricks figures show a similarly steep curve closer to the airport itself — rates along the expressway near the Jewar airport have risen from Rs 4,564 per square foot in 2023 to Rs 8,923 per square foot in 2025 — with market projections indicating prices could climb by a further 50-60% over the next three to four years as large-scale projects continue to reshape the region.
Industry voices point to the airport as the single biggest driver of this shift. Vishal Raheja, Founder & MD of InvestoXpert Advisors, says the upcoming Noida International Airport at Jewar has become the single biggest catalyst reshaping housing demand along the Yamuna Expressway, adding that what was once a peripheral stretch has rapidly evolved into one of NCR's most sought-after real estate corridors. Vikas Bhasin, Managing Director at Saya Group, broadens the picture beyond aviation: it's not just the Jewar Airport driving growth—the entire economic ecosystem around Noida is expanding rapidly, including the commercial office market, industrial corridors, data centres, logistics hubs, and several large employment-generating developments, all of which will attract a larger workforce and resulting in sustained demand for housing. Sunita Mishra, Vice-President – Research & Insights at Square Yards, notes that with visible progress on the airport and supporting infrastructure, there has been a clear shift in market perception, and developers are actively launching projects, particularly in high-impact zones, to capitalise on this growing opportunity.
Certain sectors are seeing disproportionate gains. Key micro-markets closest to the airport—Chi-3, Chi-4, Sector 27, Chi Phi, and Sector 22D—have witnessed the sharpest spikes, with Chi-3 in particular recording a ten-fold jump. Sector 22D and 22E, in particular, have become an active launch zone. M3M's plotted development on the Yamuna Expressway is located in Sector 22E, Greater Noida, in close proximity to the Yamuna Expressway, which connects Greater Noida with Agra and other important cities in Uttar Pradesh. Positioning of this kind reflects a broader pattern along the corridor, where proximity to key infrastructure projects like the Jewar International Airport and the Noida Film City enhances the area's desirability for both end-users and investors.
For homebuyers, the near-term takeaway is that the corridor has moved past the speculative phase. With the airport operational and Film City construction underway, physical and social infrastructure — roads, interchanges, planned metro links, and educational institutions — is catching up with the land-price rally. Buyers evaluating options here should weigh possession timelines, RERA registration status, and specific sector-level connectivity before committing, since price appreciation has already been steep in several micro-markets closest to the airport.
