Noida International Airport goes live, turning the Yamuna Expressway into NCR's next growth corridor.

Prime Minister Narendra Modi inaugurated the airport on March 28, 2026, and within weeks the region's positioning shifted from speculative bet to active demand corridor. On June 15, 2026, Jewar Airport became operational with the landing of the first commercial flight, marking the point where planning-stage optimism turned into on-ground footfall.
The scale of the shift is already visible in price data. Property prices have already surged 92% in Noida and 98% in Greater Noida between Q1 2020 and Q1 2025, according to an Anarock report. That run-up came largely on anticipation. Now that flights are operational, brokers and consultants are pricing in a fresh leg of appreciation. Market experts now forecast an additional 20 to 30 percent price rise along the Yamuna Expressway corridor in 2026 to 2027, driven by the shift from speculative premium to operational premium. For longer-horizon buyers, the upside projections go further: the 15 to 20 percent CAGR estimate from Colliers suggests this region could comfortably double property values within four to five years, if the momentum holds.
Connectivity infrastructure is catching up fast, and this is the part buyers should track closely, since access — not just the airport itself — determines which sectors benefit first. A new 74-km greenfield link road is being developed to connect the Ganga Expressway with Jewar Airport, with YEIDA acquiring around 740 acres of land from 16 villages for this project at an estimated cost of about Rs 4,000 crore, and UPEIDA expected to start construction later in 2026. Road capacity toward Delhi is also being upgraded: a planned Delhi-Jewar 8-lane expressway is expected to be completed by 2027, an Rs 36.31 billion project. On the mass-transit side, metro connectivity proposals are also under consideration, including extensions of existing Noida Metro corridors towards Greater Noida and the airport influence zone.
Commercial real estate is the other half of this story, and it's arguably more consequential for long-term rental demand than the residential price charts. According to Colliers India, Noida is expected to record annual office leasing of 2 to 3 million square feet from 2026 onwards, accounting for nearly a quarter of Delhi-NCR's Grade A office space absorption. Around the airport itself, a mixed-use business district is taking shape: the proposed Aerocity near Jewar Airport is expected to draw corporate offices, MICE centers, convention halls, premium retail spaces, and co-working hubs, creating thousands of jobs and fueling rental demand. Add to this the entertainment economy: the proposed Noida International Film City, coming up in Sector 21 along the Yamuna Expressway just 4 km from the Jewar Airport area, is spread across 1,000 acres and will feature production studios, post-production facilities, entertainment zones, and hotels.
Land values close to the terminal reflect the graded nature of this growth. Plots near Jewar Airport as of June 2026 range from Rs 13,500 to Rs 55,000 per square metre, depending on zone, land use classification, and proximity to the terminal. This wide band is exactly why location within the corridor — not just proximity to the expressway in general — matters for both end-users and investors.

Flights are running, connectivity projects have moved into construction phases, and both residential and commercial segments along the Yamuna Expressway are being re-rated on operational fundamentals rather than future promises. Buyers evaluating this corridor should weigh proximity to the eventual metro and link-road alignments as heavily as proximity to the terminal itself, since infrastructure timelines — not just the airport's opening date — will determine which micro-markets capture the next leg of appreciation.
