Multiple Multimodal Transport Stations are planned directly on the KMP — at Manesar's Panchgaon Chowk integrating the Delhi-Alwar RRTS, Gurugram-Manesar Metro and Jhajjar-Palwal rail line, and at Kherki Daula in Gurugram combining RRTS, metro and bus connectivity. Once operational, these hubs will cut commute times between Manesar, central Gurugram, and Delhi significantly, a factor that typically precedes sharp appreciation cycles in NCR micro-markets.
The momentum isn't without friction. Gurugram MP and Union Minister Rao Inderjit Singh has raised a fundamental question on where these new cities will source water, directing authorities to identify a sustainable source before the project moves ahead, given that groundwater in southern Haryana is already over-exploited. Industry observers caution that prolonged political disagreements and unresolved issues such as water availability could affect investor confidence at a time when the NCR is competing aggressively for large-scale investments — a reasonable caveat for buyers to weigh alongside the upside.
For developers, the signal is already being read as a green light. The KMP has already driven real estate momentum in Manesar, New Gurugram, Sohna, Bahadurgarh and Sonipat, pulling in residential, commercial and industrial investment.
