One developer, three global luxury brands, one ultra-luxury NCR skyline.
Register InterestM3M India has quietly built the most diversified branded residences portfolio of any Indian developer, stacking three marquee global names — The Trump Organization, Jacob & Co and Elie Saab — across Gurugram and Noida in the space of a few years. It started with Trump. M3M Trump Towers in Sector 65, Gurugram is the fourth Trump-branded residential undertaking in India and the biggest one in Delhi NCR, developed in partnership with Tribeca and The Trump Organization. The success of the first tower encouraged a second: Trump Residences Gurgaon, launched by Tribeca and Smartworld Developers, is the second Trump-branded residential project in the city, featuring twin 51-story towers with 298 luxury homes offering panoramic Aravali views. According to Pankaj Bansal, Promoter of M3M India, the pace of absorption has been striking — the second Trump Tower in Gurgaon was sold out in 5 hours.
M3M's next move was Jacob & Co, the New York-based haute horology and jewellery house. M3M Jacob & Co Residences is India's first-ever branded residential project developed through a landmark collaboration between M3M India and Jacob & Co., the globally acclaimed New York-based luxury watch and jewellery brand. Located in Sector 97 on the Noida Expressway, the development is spread across approximately 6 acres, rises across 4 grand towers of G+34 floors and offers 258 exclusive residences, surrounded by nearly 300 acres of open greens with panoramic views of the Yamuna River and a golf course. The project carries RERA registration UPRERAPRJ690055/10/2025. Demand here too outpaced expectations: Bansal told Business Today that even before the project was formally announced in October, the tower with bigger-sized apartments of about 6,000 sq ft was sold out.
The latest and largest chapter is Elie Saab. In January 2026, M3M India, along with group company Smartworld Developers, entered into a partnership with the Lebanese fashion and lifestyle brand Elie Saab, marking the brand's debut in Indian residential real estate, under the banner "Signature Residences by Elie Saab" in Gurugram and Noida. The scale of this tie-up dwarfs the earlier two: together, the two projects will deliver over 950 ultra-luxury apartments, with a combined revenue potential exceeding ₹8,000-8,300 crore for the developers. In Gurugram, the project sits inside a dedicated micro-market: the project is set within The Billionaire's Block, a specially curated enclave within SCDA spanning 170 acres, designed to host globally renowned branded residences. The Signature Residences by Elie Saab in Gurugram will comprise 300 exclusive four-bedroom residences with layouts ranging from 4,200 sq. ft. to 4,650 sq. ft., featuring waterfront views, generous floor-to-ceiling heights, wrap-around decks and private Jacuzzis. Noida's version takes a different shape: located in Sector 98, the development enjoys uninterrupted golf course views, a rarity in urban India, spread across six acres with 200 three and four bedroom residences ranging from 2,850 to 3,810 square feet, alongside 480 one and two bedroom apartments.
Pricing reflects the tiered positioning of the two cities. Bansal confirmed that the starting price for Signature Residences by Elie Saab in Gurugram will be Rs 15 crore while it will be between Rs 9 crore and Rs 1.2 crore for Noida branded residences. On investment, the investment for Gurugram branded residences will be around Rs 2000 crore while the top line will be Rs 4700 crore, while the investment for the Noida project will be around Rs 1500 crore with a top line of Rs 3500 crore.
Behind the brand logos, M3M's own leadership frames this as a coherent strategy rather than one-off tie-ups. Bansal has said that branded residences give the developer the edge in terms of selling it faster, adding that Trump Towers in Gurugram is very different from projects seen elsewhere in Delhi-NCR, and that has given confidence to buyers and investors that branded residences are the way to go. Elie Saab Jr., Vice Chairman and CEO of the Elie Saab Group, explained the brand's own rationale for entering India through M3M: India's economic growth, expanding global outlook and evolving luxury landscape make it a highly strategic market for the Elie Saab brand.
This flurry of activity is not happening in isolation — it mirrors a broader structural shift in Indian real estate. Industry data shows India now ranks sixth globally in branded residence projects, contributing about 4 per cent of the world's supply, with the market currently valued at USD 5 billion, having seen the number of branded homes rise by 55 per cent in the last five years and over 160 per cent in the past decade. Within India, the total number of branded residences in India in 2026 is 27, with Delhi NCR leading with 10 branded residences across Gurgaon and Noida, followed by Mumbai with 6. Analysts note the pricing premium this segment commands: homes connected to an international brand often command 20–35% higher pricing compared to similar non-branded luxury projects in the same area. CBRE's 2026 outlook backs this trajectory, stating that branded residences are expected to remain a prominent growth theme, supported by homebuyer preference for professionally managed formats, global service benchmarks, and expanding partnerships between international brands and established regional developers.
For homebuyers evaluating M3M's branded portfolio, the practical takeaway is that each brand serves a distinct buyer profile and price band — Trump Towers at the entry point of ultra-luxury on Golf Course Extension Road, Jacob & Co as a limited-edition collectible address on the Noida Expressway, and Elie Saab spanning both cities with the widest configuration range, from 1 BHK Smart Wing units in Noida to expansive 4-BHK residences in Gurugram's Billionaire's Block. As Bansal has pointed out, the typical buyer for these homes includes high-net-worth individuals such as celebrities, sports persons, business owners from Tier II cities seeking homes for their children in metros, as well as CEOs and CXOs of multinational companies. Given the scale of upcoming supply and the five-year completion timelines quoted for most of these towers, buyers are advised to verify RERA registration, payment milestones and brand-involvement clauses carefully before committing to any of these launches.
