The realty firm launched the M3M Capital Financial Center at Dwarka Expressway, with the project expected to be completed by 2029, and M3M India said it will invest ₹600 crore to build this project, which is spread across 1.42 acres, comprising 165 units, including 152 premium office spaces, 6 multiplex units and 7 retail units. The project is located at Sector 113, Dwarka Expressway in Gurugram.
The development has been designed as a single landmark tower rather than a sprawling business park. The project comprises a 22-storey single tower with four basement levels, offering 165 units, including 152 premium office spaces, 6 multiplex units, and 7 retail units. It is designed to cater to the evolving needs of Global Capability Centres (GCCs), multinational corporations, financial institutions and other knowledge-driven enterprises. Floor plates have been built with occupier efficiency in mind: the development features approximately 22,500 sq. ft. column-free floor plates with nearly 65% space efficiency, enabling flexible headquarters that deliver operational excellence while enhancing employee experience.
The project isn't a standalone building — it sits within M3M's larger Sector 113 footprint. It is seamlessly connected to the 1-kilometre M3M Capital Walk, integrating premium retail, cafés, destination dining and curated lifestyle experiences into the everyday workplace. A distinguishing feature inside the tower is a dedicated networking space: at its heart is 'The Chamber', an exclusive members' business club designed for board meetings, executive networking, private engagements and curated business experiences.
Early occupier commitments suggest the project has traction before completion. M3M Capital Financial Center will house M3M India's corporate headquarters across three floors, while a leading global aviation company will acquire approximately 75,000 sq. ft., reflecting strong occupier confidence and early demand from marquee enterprises. The location's pitch rests heavily on multi-corridor access: it is strategically connected to Aerocity, IGI Airport, South Delhi, West Delhi and Gurugram through the Dwarka Expressway, NH-48, UER-II and the Vasant Kunj Extension corridor.
Third-party market trackers frame the pricing logic for buyers. Independent commercial listings describe the corridor's Grade-A office space as suited to occupiers who need proximity to IGI Airport without paying Golf Course Road rents, though the same analysis cautions that occupier depth here is still building, not established — which is exactly why pricing is favorable, but also why this suits buyers with a 4-6 year horizon rather than immediate lease-and-flip expectations.
The launch fits into a much larger capital deployment cycle at M3M. Earlier this month, M3M Group said it will invest ₹10,000 crore this financial year on construction and land acquisition as part of its expansion plan. Just months earlier, the group had announced an even bigger bet on the same corridor: M3M India announced an investment of approximately ₹7,200 crore to develop Gurgaon International City (GIC), a large-scale integrated township project spread across 150 acres along the Dwarka Expressway Link Road, expected to generate a topline revenue of around ₹12,000 crore upon completion. Promoter Pankaj Bansal described the group's broader ambition on the corridor in stark terms: "With Gurgaon International City (GIC), we are building more than a city—we are shaping the next chapter of India's urban ambition."
The timing aligns with a broader office-leasing upswing across the region. Delhi-NCR recorded more than 12 million sq. ft. of gross office leasing during the first quarter of 2026, with Gurugram continuing to account for a significant share of premium office demand. Analysts tracking the sector note that GCC-led demand is spilling over from established belts into newer corridors: Golf Course Extension Road, SPR, and Dwarka Expressway catch most of this demand because they're close to office clusters and have newer projects. For homebuyers and investors evaluating Sector 113, M3M Capital Financial Center's launch reinforces that Dwarka Expressway is transitioning from a purely residential story into a mixed-use commercial one — with pricing still below established CBDs but occupier depth expected to build over the coming years.
