M3M India launches into Jammu with The Great Property Fest, unveiling six flagship projects.

The developer marked the occasion with "The Great Property Fest," a launch event held at the Radisson Blu in Jammu that brought together senior political leadership, industry stakeholders and prospective homebuyers to introduce the brand's portfolio to the region.
The event was inaugurated by J&K BJP president Sat Sharma, alongside general secretary (organization) Ashok Koul and Lok Sabha MP Jugal Kishore. The gathering also included former Deputy Chief Minister Kavinder Gupta and BJP vice-presidents Sham Lal Sharma, Yudhvir Sethi and Surjeet Singh Salathia, along with MLA Choudhary Vikram Randhawa.
Speaking at the event, several leaders highlighted the broader role such property exhibitions play in the local market. Kavinder Gupta emphasized on the roles of property fests as a catalyst for market which can attract potential buyers and investors to boost the market activity. Sham Lal Sharma said that these events bring together investors, real estate developers, financial institutions, and government agencies. Yudhvir Sethi said that Property fests include education on real estate trends, financial planning, and legal aspects hence help in informed decisions.
Other speakers pointed to the direct benefits for buyers and the wider local economy. Surjeet Singh Salathia said that these events offer people easy access to discounts and flexible payment plans. Vikram Randhawa said that these events help bridge the gap between the public sector and private developers. Priya Sethi stressed that these events create job opportunities for realtors, developers, financiers, and construction workers.
As part of the showcase, M3M presented a curated line-up from its Gurugram portfolio to give Jammu buyers a sense of the brand's design language and scale. The event showcased a line-up of M3M India's projects, featuring six of its most prestigious developments. These included the luxurious M3M Altitude, the scenic M3M Golf Hills, the majestic M3M Antalya, the opulent M3M Mansions, the stylish M3M The Line, and the breath-taking M3M portfolio pieces that anchor the brand's identity in Gurugram.
On the ground in Jammu itself, M3M has already begun positioning residential and retail formats for the city. Reports point to a residential offering coming up in Sidhra with 2.5, 3.5 and 4.5 BHK configurations, alongside a separate retail-led development referred to in early listings as "Jammu 1," featuring high-street stores in the 300–2,000 sq. ft. range. Jammu 1 Project by M3M India in Jammu City is listed as pre-launch, priced on request, offering retail shops of indicative 300–2000 sq.ft. and high-street stores, while a separate pre-launch residential offering in Sidhra features 2.5 BHK, 3.5 BHK, and 4.5 BHK units.
The residential concept being floated for Jammu leans on low-rise density and views of the Tawi River valley, distinguishing it from the high-rise towers M3M is known for in Gurugram. The master plan has kept in focus low-density development so that every resident can have an unhindered view of either the Tawi River valley or Jammu's skyline, with a 50,000 sq. ft. clubhouse as the epicenter for social activity.
M3M's move into Jammu comes against the backdrop of a broader push to open Jammu & Kashmir's real estate sector to mainland developers. The Jammu and Kashmir government opened the Union Territory to the country's real estate investors by signing 39 MoUs worth nearly Rs 19,000 crore for the development of housing, hotel and commercial projects. Connectivity data also supports the timing: Jammu Airport handled 1.61 million passengers and over 13,000 aircraft movements in fiscal year 2024-25, reflecting a 10.8% increase in passenger traffic amid regional development and improved connectivity.
For M3M, the Jammu launch fits into a larger national expansion pattern. The developer has been diversifying beyond Gurugram into markets such as Noida and Panipat in recent years, and Jammu now joins that list. M3M has consistently redefined luxury real estate and urban living, crafting iconic landmarks across Gurugram and now expanding into Panipat and Jammu. While specific unit pricing, tower configurations and RERA registration for the Jammu projects are yet to be formally released, the Great Property Fest signals that M3M intends Jammu to be a genuine growth market rather than a one-off pilot. Homebuyers in the region should watch for RERA registration and detailed price lists before booking, since current listings remain in pre-launch, price-on-request stage.
