M3M India has made its first move into the integrated township segment, and it has done so at scale. The developer has announced Gurgaon International City (GIC), a landmark 150-acre integrated urban development on Dwarka Expressway Link Road, with plans to expand to nearly 200 acres. With a projected investment of Rs 7,200 crore and an estimated topline of Rs 12,000 crore, GIC marks M3M's ambitious entry into the integrated township segment, building on its legacy of luxury residences and commercial landmarks.
The township sits in Sectors M9, M10 and M11 of Manesar, positioning it inside Gurgaon's industrial and innovation belt rather than the more crowded core sectors. Located along the Dwarka Expressway, the GIC township enjoys seamless connectivity to NH-48, Delhi International Airport and major business districts of Gurgaon, and its proximity to the Adani Logistics Park (ICD), Sultanpur Bird Sanctuary, and Aravalli ranges further enhances its appeal as a destination that blends nature, enterprise, and modern infrastructure. A nearly-ready Rewari-Gurgaon Expressway link is also expected to cut travel time to the area by up to 60 percent, according to industry commentary on the launch.
The first tranche of the project is already off the ground. Phase 1 spans 50 acres and includes 300 RERA-approved plots for data centers, innovation parks, EV hubs, retail avenues, and premium residences, registered under HRERA/GGM/991/723/2025/94. This gives early buyers a regulatory anchor point even though the larger 150-acre masterplan will roll out in stages over the coming years.
Conceptualized as a Live-Work-Unwind ecosystem, GIC will blend residential, commercial, industrial, and lifestyle zones into a self-sustained urban fabric. Announcing the launch, Pankaj Bansal, Promoter, M3M India, said, "GIC is more than a city, it's a vision for India's urban future," adding that the company is building a destination meant to attract innovation-led enterprises. The masterplan leans heavily on what M3M calls Forest Living, an urban forest concept integrating shaded boulevards, walking trails, and landscaped recreation zones to promote ecological balance and wellness, alongside cycling tracks and solar-lit pedestrian corridors.
On the residential side, GIC's offering has been strategized smartly to cater to diverse lifestyle preferences while retaining a unified luxury feel: the project delivers a dual-branded residential model, M3M for high-rise premium luxury and SmartWorld for compact lifestyle homes, both unified by a central golf theme. Early marketing material also references 3.5 BHK residences within G+35 skyline towers and a large clubhouse, though these components will likely be phased in after the initial industrial and plotted release.
GIC's timing lines up with a broader shift in how large NCR developers are thinking about land parcels. India's data center market is projected to grow at over 15% CAGR through 2027, driven by cloud adoption, 5G rollout, and digital transformation initiatives, and by folding data centers, EV hubs and innovation parks into a residential-commercial footprint, M3M is betting that mixed-use demand outlasts any single asset cycle. The company aims to attract global corporations, such as Google, Apple, Microsoft and Tesla, as anchor occupants for the innovation zones.
For homebuyers and investors, the appeal is straightforward but the risks are typical of any large masterplan: township approvals, environmental clearances, and RERA compliance for later phases could pose challenges, and selling all phases may take many years, meaning early demand strength matters. Buyers evaluating GIC today are effectively buying into Phase 1's RERA-approved plots and the promise of a much larger ecosystem, so due diligence on phase-wise RERA registrations, delivery timelines, and infrastructure tie-ups (roads, water, power) around Manesar is essential before committing capital.
