M3M City of Dreams-II Launches in Panipat

M3M is bringing City of Dreams-II to Panipat as a residential plotted development spanning Sectors 36 and 38. The project is part of the wider M3M City of Dreams township, giving homebuyers a plotted-home option within the developer’s larger Panipat development.

The project promoter is Uttirna Infraprojects Private Limited, while M3M India markets the township under the M3M brand. M3M’s legal disclosure identifies the Sector 36 and 38 plotted colony as City of Dreams-II. The licensed land covers 251.90 acres, including 219.142 acres designated as residential plotted area. Housing.com lists 1,200 residential units for the development.

City of Dreams-II is registered with Haryana RERA as HRERA-PKL-PNP-523-2023, with registration dated 6 December 2023. DTCP Haryana Licence No. 257 of 2023, dated 29 November 2023, covers the licensed land. These approvals relate to City of Dreams-II; City of Dreams-I is a separate project in Sector 37 with a different RERA registration.

The site is located in Sectors 36 and 38, in the villages of Kabri and Tarafinsar. Nearby access routes include Faridpur Road and Kabri Road, while NH-44 connects Panipat with Delhi and Chandigarh. Project marketing cites approximate travel times of 10 minutes to Panipat Railway Station and 15 minutes to the city centre. Delhi’s IGI Airport is approximately 100 km from the broader township, according to M3M press material.

Schools and services in the wider area include Delhi Public School, Holy Child School, Park Global School and Panipat Institute of Engineering and Technology. Park Hospital and Civil Hospital are also among the healthcare facilities serving Panipat.
