Gurugram's largest developer scales beyond home turf with mixed-use bets in Noida and Panipat.
Register InterestFor nearly a decade and a half, M3M India built its identity almost entirely around Gurugram, delivering more than three dozen residential and commercial projects across the city's Golf Course Road, Golf Course Extension, and Dwarka Expressway corridors. That single-city concentration is now visibly changing. Over the past three years, the Bansal family-promoted group has moved decisively into two new geographies — Noida and Panipat — running both expansions in parallel rather than sequentially.
The Noida entry began in November 2022, when M3M won a 13-acre plot in Sector 94 through a Noida Authority e-auction. Realty firm M3M India bagged a 13-acre land parcel in Noida through e-auctions and plans to invest around Rs 2,400 crore to develop a mixed-use project. Director Pankaj Bansal confirmed the company secured a 52,000 square metre plot in Sector 94 through an e-auction conducted by the Noida Authority, marking its entry into the Noida market through this land acquisition. The land was bought at Rs 827.41 crore through auction, with total acquisition reaching around Rs 1,200 crore including lease rent and registration charges.
That land parcel has since materialized into M3M The Cullinan, an ultra-luxury mixed-use tower complex. M3M The Cullinan is an ultra-luxury mixed-use residential development spread across 13 acres, comprising 5 residential towers offering 374 units across 3, 4, and 5 BHK configurations. Unit sizes start at 3,217 sq ft — among the largest apartment formats on the Noida Expressway — with the project designed by DP Architects from Singapore and integrating a 1,00,000 sq ft clubhouse, high-street retail, fine dining, and a branded lifestyle zone. The project carries UP-RERA registration UPRERAPJ442214 and is currently under construction with possession slated for April 2028. Location-wise, it sits directly adjacent to the Noida–Greater Noida Expressway and close to the DND Flyway, offering connectivity to South Delhi, Central Delhi, and Gurugram.
M3M has not stopped at residential towers in Noida. According to the company's own corporate updates, the group has established itself as North India's largest retail developer with over 11.2 million square feet of retail space, expanding its footprint in Noida with M3M The Cullinan Emporium, a nearly one million square feet premium retail destination designed as a long-term rental asset. Company statements also point to a wider Uttar Pradesh commitment: the recent launches of two large-scale mixed-use projects in Noida (sectors 94 and 72) are propelling growth, with M3M committing Rs 7,500 crore to new UP developments, including a Rs 3,300 crore investment announced at the UP Global Investors Summit.
Running almost exactly in parallel is M3M's Panipat push. The group entered the Haryana industrial town in late 2022 with a large land acquisition. M3M India acquired 350 acres of land in Panipat to build a self-sustainable township, with the land bought from Ambiance costing Rs 1,500 crore including government fees. That land became M3M City of Dreams. The integrated township is located in Sector 36 and 37, Kabri, Panipat, Haryana, spreading across 337 acres (136 hectares) and planned as a self-sustained urban destination. It offers residential plots, low-rise apartments, terrace homes, retail shops, and office spaces, with a total of 2,100 plots planned ranging from 1,260 sq ft to 9,000 sq ft.
The township's scale of investment rivals some of M3M's biggest Gurugram bets. A total investment of ₹2,700 crore is backing the project, expected to generate ₹5,000 crore in sales, with Phase-I alone targeting ₹600 crore across 900 plots of 140–180 sq yd, of which over 436 have already been sold. In December 2025, M3M added a low-rise residential component to the township. M3M unveiled M3M Terraces, a luxury low-rise residential project within the 337-acre M3M City of Dreams, priced from ₹1.35 crore per floor and expected to achieve a topline of ₹600 crore. Residents get access to five premium clubhouses spanning 2,00,000 sq ft, alongside schools, childcare centres, a dispensary, religious spaces, and a retail high street called Citywalk.
The bigger story behind these two parallel bets is a land bank the company has barely touched. M3M India and Smartworld Developers have built a Gross Development Value of over Rs 1,28,731 crore on a fully paid land bank of more than 3,000 acres across the NCR, having utilised only about 26% of that land bank so far. Company leadership has laid out an aggressive near-term construction and acquisition budget to develop the remainder. The Bansal Family has outlined an investment roadmap of approximately Rs 10,000 crore for FY27 towards construction and strategic land acquisitions.
For homebuyers, the takeaway is straightforward: M3M is no longer a Gurugram-only brand betting on one micro-market's price cycle. Sector 94 in Noida gives it a Delhi-border address with expressway and metro access, while Panipat gives it exposure to Haryana's industrial-belt growth along NH-44. Both markets carry different price points, risk profiles, and possession timelines, so buyers evaluating either should weigh connectivity, construction stage, and RERA-registered timelines carefully before committing capital.
