Gurugram-based developer M3M India has set an ambitious revenue target of Rs 5,000 crore from its township project in Panipat, Haryana. The company announced that it has received the license to develop the 'M3M City of Dreams' township, spread across a 333-acre land parcel, and has secured RERA registration for the entire project. This makes it one of the largest single-location bets by the developer outside its core Gurugram and Noida markets.

The scale of investment behind the project is significant. M3M had acquired the land from Ambience for Rs 1,500 crore, and the company said it is investing a further Rs 1,200 crore towards development, taking the total project cost, including land price, to Rs 2,700 crore. Against this outlay, the company is targeting a topline of Rs 5,000 crore, indicating healthy margins if sales momentum sustains.

Early sales numbers suggest strong demand. At the time of the announcement in December 2023, M3M said it had already sold over 700 plots worth about Rs 1,100 crore out of a planned 2,100 plots. The township's inventory mix includes expandable villas, uber-luxury independent floors, farmhouses, retail space, and clubs, catering to buyers looking for plotted development rather than high-rise apartments. Plot sizes range from 140 to 1,000 square yards, giving buyers flexibility to build custom homes.

Priced from ₹1.35 crore per floor, the project is expected to achieve a topline of ₹600 crore and is targeted for completion by the end of 2027. Speaking at the launch, Robin Mangla, President, M3M India, said, "M3M Terraces brings a premium low-rise format designed for families seeking privacy, open spaces, and the advantages of a master-planned township. The integration of private terraces, curated amenities, and a well-structured urban grid creates a truly elevated living experience."

On the financial side, M3M has also been working to strengthen its balance sheet around this project. Robin Mangla noted the company successfully repaid Rs 802 crore and was paying an additional Rs 331 crore on 31st March 2025, post which the residual loan amount would only be Rs 167 crore, which was also expected to be repaid within Q1 of 2025. He added that the launch of M3M City in Panipat is a testament to the company's vision of delivering world-class real estate in emerging markets, with the project having commenced possession for approximately 1,100 customers.

For homebuyers, the Panipat push signals M3M's strategy of diversifying beyond Gurugram and Noida into fast-growing Tier-2 industrial towns, where land costs are lower and infrastructure upgrades like RRTS connectivity and airport plans are still playing out. Buyers evaluating the project should track construction progress against the stated 15-18 month delivery timeline for the original plotted phase, and note that newer formats like M3M Terraces carry a separate 2027 completion target.
