Faster commutes on NH-44 are set to push up plot values along the Pipli-Kurukshetra corridor.

The six-laning work on the Pipli-Kurukshetra University stretch, known as the lifeline of the city, started in 2018 and is still on. The project has had a troubled history: it started in December 2018 and was scheduled to be completed by December-end 2019, but only about 4 per cent work was done in the initial phase, forcing authorities to terminate contracts and restart the work multiple times.
The scale of the delay is reflected in official records. A third tender was eventually floated for the pending civil work, and the department floated a tender for the remaining work of widening, divider, and lightening, worth Rs 28.41 crore.
Local residents have long felt the pinch of the unfinished corridor. Thanesar residents have been waiting desperately for the completion of the Pipli-Kurukshetra University road project as it has become an ordeal for them, with the cost of vehicle maintenance also going up. Safety has been a recurring concern too — officials note that the six-laning of the Pipli-Kurukshetra University road had been done due to which vehicles moved at a high speed and accidents took place due to illegal cuts, prompting the district administration to close unauthorised entry and exit points along the stretch.
Infrastructure work in the broader Pipli belt has continued into 2024, reinforcing signs that the corridor is being upgraded for the long term. NHAI has been reconstructing bridge assets in the area: the NHAI has started re-constructing two minor bridges near Dhantauri village in Shahabad, with two new six-lane bridges replacing the existing two-lane structures that were identified as bottlenecks on NH-44 and considered accident-prone areas. A separate bridge near Pipli itself was also flagged for replacement, as a senior NHAI official said the old bridge near Pipli was in a dilapidated condition, following which the NHAI decided to get the new bridge constructed.
For homebuyers and investors, the significance of this stretch lies in what it connects. NH-44 is the primary spine linking Kurukshetra to Delhi, Ambala, and Chandigarh, and improved lane capacity directly reduces travel friction for daily commuters, pilgrims visiting the city's heritage sites, and businesses along the highway frontage. Real estate observers in Kurukshetra note that stretches with completed highway upgrades typically see faster appreciation in plotted developments, since access and visibility both improve simultaneously.
