Following a series of Supreme Court directives, the Noida Authority has lifted the construction and registry ban on Sports City projects, unlocking documentation for one of the largest stalled residential clusters in the National Capital Region.
The origins of the dispute go back to 2007, when the Noida Authority earmarked nearly 800 acres of land across Sectors 78, 79, 101, 150, and 152 for an integrated Sport City township. Between 2011 and 2014, the authority permitted four master developers, Lotus Greens, ATS Homes, Logix Infra, and Xanadu Estates, to build residential properties on 30 percent of the land, provided the remaining 70 percent was designated for world-class sports infrastructure. In Sector 150 specifically, the SC-02 project, spanning 132.9 hectares, was the largest, allotted to Lotus Green Constructions Pvt Ltd (LGCPL), which created third-party development rights for 74 plots and sub-allotted them to other developers, with 45 projects receiving approval.
The arrangement broke down when this 30:70 trade-off collapsed in practice, as builders moved ahead with apartment towers while sports facilities stayed stuck at the planning stage. Matters came to a head when a CAG audit uncovered serious lapses in the allotment and subdivision of plots. In response, in January 2021, the Noida authority froze registries, map approvals, and Occupancy Certificates across every Sports City project, spanning Sectors 78, 79, 101, 150, and 152. The fallout was severe: many buyers had cleared their full payments, some were already living in their flats, yet none held a legal title, meaning no bank loans against the property, no legitimate resale, and no protection if things went further sideways.
The path to resolution began when Lotus Greens Constructions filed a Supreme Court petition to get things moving again. On November 24, 2025, a two-judge bench comprising Justices M.M. Sundresh and Satish Chandra Sharma passed an order accepting the resolution plan and directed the Noida Authority to lift the ban, but with strict conditions. Those conditions were demanding: developers had to clear a share of outstanding dues, submit revised building plans, and commit to finishing sports infrastructure within fixed timelines. According to the compliance framework, developers like Lotus Greens, the lead allottee, committed to finishing sports facilities within 3 years and the remaining infrastructure within 5 years.
Compliance was slow, and the court had to step in repeatedly. In March 2026, the Supreme Court granted the Noida Authority a last and final opportunity to comply, with a bench of Justices M.M. Sundresh and N. Kotiswar Singh directing strict adherence to the November 24, 2025 and January 15, 2026 orders. This pressure finally translated into concrete action: by early April 2026, the Noida Authority's board formally signed off on lifting the ban, with the Lotus Greens-led SC-02 project in Sector 150 becoming the first to benefit. At its 222nd board meeting on April 7, 2026, the Authority approved the revised layout for the Sector 150 Sports City project and formally lifted restrictions on all four Sports City projects, opening the path for property registrations, occupancy certificates, and building plan approvals for about 32,000 flats that had been frozen for five years.
The scale of relief is significant. For thousands of property owners in Noida's Sports City, a gruelling five-year legal battle has finally drawn to a close, with the Supreme Court's directive unlocking conditional Occupancy Certificates and registries for nearly 32,000 homes. Market analysts see this as more than a one-off fix. The Supreme Court intervention, followed by structured Noida Authority action, demonstrates that stalled projects in NCR can be revived through formal processes with enforceable deadlines — a meaningful signal for the broader market.
For homebuyers, the practical impact is twofold. First, thousands of ready or near-ready apartments in Sector 150 can now enter the resale and rental market with clean paperwork, easing an inventory crunch in one of Noida Expressway's most sought-after micro-markets. Second, the resolution restores confidence in a location that has otherwise seen strong price growth despite the legal cloud — property rates in Sector 150 rose 62.8% over the previous three years, with average prices hovering around ₹12,000 to ₹14,000 per sq. ft., and experts anticipating a further 10-15% appreciation by the end of 2026 as ready-to-move stock becomes legally clear.
Sector 150 remains one of Noida's greenest and most well-planned residential belts, with direct access to the Noida-Greater Noida Expressway. With the registry freeze lifted and a formal compliance framework in place, developers active in the sector — including new entrants planning launches here — now have a clearer regulatory runway to build and deliver. Buyers evaluating Sector 150, whether in resale Sports City inventory or newer pre-launch developments, should still verify project-specific compliance status, since individual project compliance under the structured framework is worth verifying before any large transaction.
