A 2-km GMDA road finally connects Sectors 68 and 69 to Sohna Highway.

Work has finally accelerated on a critical 2-km master road dividing Sectors 68 and 69, a project spearheaded by the Gurugram Metropolitan Development Authority (GMDA) that aims to provide direct connectivity to the Gurugram-Sohna Highway near Badshapur, effectively ending a four-year wait for thousands of commuters. Estimated at approximately Rs 25 crore, the road is designed to bypass the perennially clogged SPR, offering a seamless transit route for both residential and commercial traffic.
The project's revival follows years of delay. The road had been stalled due to a land dispute involving a 1.5-km stretch, but following the lifting of a court stay in early 2026, the Haryana Shahari Vikas Pradhikaran (HSVP) carried out a series of demolition drives to clear encroachments and unauthorised structures. With 90 per cent of the land now cleared and handed over to GMDA, the tender process for construction is in its final stages.
Beyond the main carriageway, the plan includes service roads to manage local movement without slowing highway-bound traffic, along with footpaths and stormwater drains to keep the stretch pedestrian-friendly and flood-resistant during the monsoon. Once operational, the road is expected to function as a pressure valve, diverting traffic away from major junctions that currently absorb the bulk of South Gurgaon's vehicle load, easing the daily grind for residents who currently navigate heavy congestion and long detours to reach the Sohna Elevated Road or the Delhi-Mumbai Expressway.
The Sector 68-69 link isn't an isolated fix. GMDA has floated a parallel tender to complete a 900-metre missing stretch on the same dividing road, which will link Sohna Road with key residential sectors including 68, 69, 70 and 70A. A further 3.5-km network of service roads across Sectors 70-70A and 70-75 is also in the pipeline, part of a broader push to strengthen internal connectivity ahead of a planned SPR elevated corridor overhaul. Communities such as those in Sector 70 and 70A, currently reliant on internal, congested lanes to reach Sohna Road, will gain a direct alternate route, while local traffic at Badshapur village's entry points is also expected to be streamlined.
For homebuyers and investors, the timing matters. Local property experts anticipate a 10-15% appreciation in rental and resale values for projects in Sectors 68 through 70A, as improved accessibility to the Delhi-Mumbai Expressway and nearby Sohna industrial hubs makes this pocket one of the more attractive investment zones in the NCR. This mirrors a pattern seen elsewhere in Gurugram, where connectivity upgrades have historically preceded fresh rounds of price appreciation along corridors such as Golf Course Extension Road and the Dwarka Expressway.
Sector 68 and Sector 69 already host established residential addresses, including M3M's Sierra and Natura developments, both positioned just off Sohna Road with access to SPR and NH-8. A new residential project by M3M is also planned in Sector 69, offering 2, 3 and 4 BHK configurations. Buyers evaluating these micro-markets should watch the link road's construction timeline closely, since actual travel-time gains typically materialise only once a project moves from tender award to commissioning.
As Gurugram continues to expand southward, this link road represents more than just asphalt: it is the missing piece connecting New Gurugram's residential sectors to the wider Sohna and Delhi-Mumbai Expressway network. Homebuyers considering Sector 68, 69 or the wider SPR belt would do well to track GMDA's tender finalisation and construction start dates over the coming months, as these will be the clearest signal of when the promised decongestion — and the value gains that typically follow it — actually arrive.
