GMDA's ₹750 crore elevated corridor set to transform Sector 71 access and commute times.
Register InterestThe Gurugram Metropolitan Development Authority (GMDA) is moving ahead on two major infrastructure upgrades along the Southern Peripheral Road (SPR) that will directly reshape how residents and commuters move through Sector 71. According to recent reports, GMDA is finalising plans for a ₹750 crore elevated road connecting Vatika Chowk to the Dwarka Expressway cloverleaf, while land hurdles have also been cleared for a new arterial road linking Hero Honda Chowk directly to SPR near Sector 71. The elevated stretch is designed as a signal-free, six-lane corridor running roughly 5.5 km from Vatika Chowk toward NH-48, complete with ramps and merges to speed up east–west traffic flow. Design work on the elevated section is reportedly in advanced stages, and GMDA has also resolved land issues holding up junction upgrades between Sectors 71–73 and 62–65, clearing the way for stormwater and sewage utility work alongside the road build-out.
For Sector 71 specifically, the combination of the existing 84-metre-wide SPR and the new Hero Honda link road creates a dual-access advantage that planners and developers say will meaningfully cut commute times to NH-48, the Dwarka Expressway, and central Gurugram. GMDA estimates suggest that traffic bottlenecks at key junctions such as Sectors 69, 70, 71/72, and 75/75A will ease significantly, with hourly vehicle flow projected to exceed 10,000 within the next decade — a volume the elevated corridor is specifically built to absorb. Industry voices have already flagged the shift: Ravi Aggarwal, Co-founder and Managing Director of Signature Global (India) Ltd., noted that Sector 71 is "becoming the pulse of New Gurugram" as the elevated SPR and Hero Honda link road come together.
The upgrade sits within a larger public investment push along the corridor. The Haryana government has earmarked roughly ₹2,000 crore for SPR infrastructure in its 2025-26 budget, covering roads, connectivity, and civic amenities, while GMDA has separately sanctioned an ₹8.25 crore project to improve the Vatika Chowk-NH-48 stretch with footpaths and cycle tracks. Additional work includes new water and sewage capacity — a 240 MLD boosting station in Sector 72 and Behrampur STP upgrades — meant to keep utilities ahead of the residential density that infrastructure upgrades typically attract. Property consultants tracking the belt note that SPR has already seen sharp appreciation, and new supply has kept pace: close to 11,000 units have been launched along the corridor over the past five years, reflecting sustained demand tied to improving connectivity and commercial activity.
Sector 71 sits at the junction of SPR and Golf Course Extension Road, placing it within easy reach of established business districts and social infrastructure. M3M has a notable presence in this micro-market with M3M Broadway, a 13.21-acre mixed-use commercial development on SPR featuring retail, Grade A offices, a multiplex, and serviced studio apartments under the M3M Sky Lofts format. The project sits close to schools such as DPS International and G.D. Goenka World School, and hospitals including Medanta Medicity and Artemis, and is positioned near other M3M residential addresses such as M3M Sky City and M3M Crown in the wider SPR-Golf Course Extension belt.
For homebuyers evaluating Sector 71, the elevated corridor and Hero Honda link are the two infrastructure milestones worth tracking closely over the next 24-36 months. GMDA's stated intent to fast-track execution, combined with the government's ₹2,000 crore SPR investment commitment, suggests the corridor's transformation from a congested arterial road into a signal-free spine is now a matter of construction timelines rather than planning approvals. Buyers should still verify project-specific RERA status and possession schedules directly with developers, since infrastructure delivery timelines in Gurugram have historically run behind initial announcements.
