The Gurugram Metropolitan Development Authority (GMDA) is moving ahead with one of the most consequential road infrastructure projects on the Southern Peripheral Road (SPR) belt. At the heart of the project is a redesigned interchange. The Gurugram Metropolitan Development Authority (GMDA) has finalised a new design for the Vatika Chowk cloverleaf to connect both ends of the elevated Southern Peripheral Road (SPR) at Sohna Highway. The redesigned junction aims to ensure uninterrupted traffic flow from all directions and will be built on the lines of a multi-level trumpet flyover. GMDA CEO PC Meena explained the intent behind the design: "Commuters coming from Faridabad can move towards Sohna Highway, the Delhi-Mumbai expressway, towards Gurugram and towards NH 48 without having to leave the elevated road."

This Vatika Chowk-NH48 stretch is only one half of a much larger plan. As part of the broader SPR project, GMDA plans to construct elevated roads on two stretches, from Ghata to Vatika Chowk and from Vatika Chowk to NH 48, with the second stretch linking the SPR to the Dwarka Expressway and the Delhi-Jaipur highway. GMDA has restarted planning for the long-pending redevelopment of the SPR elevated corridor, nearly seven years after the project was first conceptualised, and has invited bids to appoint a consultant for preparing a detailed project report for the Ghata Chowk-Vatika Chowk stretch, a 6-km piece of the larger 12-km signal-free route connecting Ghata Chowk with NH-8.

Progress on the Vatika Chowk-NH-48 leg has not been without hurdles. The move comes as another section of the corridor, the Vatika Chowk to NH-8 stretch, awaits fresh bidding after a Rs 755-crore construction tender was withdrawn earlier this month, and GMDA officials say the tender for this stretch is expected to be re-floated by mid-January. On land acquisition, the authority has managed to reduce its footprint significantly. Meena added that the revised design would eliminate the need to acquire 2.15 acres of land required under the earlier plan, calling it an approach where "the land requirement will be negligible." Of the sanctioned outlay, GMDA's board has sanctioned Rs 750 crore for the project, out of which Rs 620 crore is earmarked for construction and Rs 130 crore for land acquisition.

The elevated road isn't arriving in isolation. Land hurdles have also been cleared for a new arterial road linking Hero Honda Chowk directly to SPR near Sector 71, giving the belt a second major access point. With the existing 84-metre-wide SPR on one side and this new Hero Honda link on the other, sectors around 71 are set to gain dual-access advantage improving reach to NH-48, Dwarka Expressway, and central Gurugram. GMDA estimates suggest traffic bottlenecks at key junctions like 69, 70, 71/72, and 75/75A will ease significantly, with hourly vehicle flow expected to exceed 10,000 in the coming decade, a load the elevated corridor is specifically designed to absorb.

For homebuyers and investors, the timing matters. SPR has already seen property prices more than double in five years, reflecting a 125%+ increase, making it one of the fastest-appreciating corridors in Gurugram's real estate landscape. This infrastructure push is set to reinforce that trend, particularly along sectors 69 to 80 where large residential catchments, including M3M's projects on and around SPR and Golf Course Extension Road, stand to gain from reduced commute times and improved last-mile access to NH-48 and the Dwarka Expressway.

For now, the project remains in an active planning and tendering phase rather than under construction. Buyers evaluating homes along SPR should track the DPR finalisation for the Ghata-Vatika stretch and the re-tendering of the Vatika-NH48 leg, since actual construction timelines and traffic disruption during the build phase will influence both commute planning and near-term price movement in the corridor.
