According to the report titled 'Runway to Realty: How Noida International Airport is Reshaping Realty,' property values along the Yamuna Expressway corridor have seen a tremendous spike between 2020 and 2025, with apartment prices nearly tripling over the past five years and plot values rising by an average of 1.5x, with select micro-markets witnessing up to 5x growth.
The numbers tell a clear story. Industry data points to average apartment rates hovering around ₹10,200 per sq ft as of 2025-26, versus under ₹4,000 per sq ft in 2020. Plots have moved even faster, with some estimates showing values rising over 5x from around ₹1,650 per sq ft to near ₹10,500 per sq ft. Other data trackers cite similar ranges, with apartments climbing 158% and plots surging over 500% in the same window, reflecting how consistently the trend shows up across multiple sources.
The driver behind this run-up is unmistakable: the Noida International Airport at Jewar. This greenfield project is spread over 5,000 hectares with an estimated cost of ₹30,000 crore and, once fully operational, is expected to handle up to 225 million passengers annually, making it one of Asia's largest aviation hubs. The airport was inaugurated by Prime Minister Narendra Modi on March 28, 2026, marking a shift from a speculative, anticipation-driven market to one backed by operational infrastructure.
Sunita Mishra, Vice-President of Research & Insights at Square Yards, explains the shift in market sentiment. Before construction accelerated on the Jewar airport project, Noida's real estate market lagged behind other NCR markets due to delays and developer challenges. However, with visible progress on the airport and supporting infrastructure, there has been a clear shift in market perception, and developers are actively launching projects, particularly in high-impact zones, to capitalise on this growing opportunity.
What happens next matters more to today's buyers than what already happened. The Square Yards report projects that both plot and apartment values are likely to rise by 28% and 22%, respectively, over the next two years, supported by improvements in liveability, employment generation, and infrastructure upgrades. Other market watchers go further: market experts now forecast an additional 20 to 30 percent price rise along the Yamuna Expressway corridor in 2026 to 2027, driven by the shift from speculative premium to operational premium. Colliers India has offered an even longer-range view, with a 15 to 20 percent CAGR estimate suggesting this region could comfortably double property values within four to five years, if the momentum holds.
Infrastructure spend backs up this optimism. Beyond the airport itself, a new 74-km greenfield link road is being developed to connect the Ganga Expressway with Jewar Airport, with YEIDA acquiring around 740 acres of land from 16 villages for this project at an estimated cost of about Rs 4,000 crore. A planned Delhi-Jewar 8-lane expressway, an Rs 36.31 billion project, is expected to be completed by 2027, while metro extension proposals toward Greater Noida and the airport influence zone are also under review.
