Register InterestThe Dwarka Expressway, one of NCR's most closely watched infrastructure projects, is now completely operational after years of phased construction. On 17 August 2025, the Delhi portion of about 10.1 km was inaugurated, comprising two packages — a 5.9 km stretch from Shiv Murti to the Dwarka Sector-21 RUB and a 4.2 km stretch from Sector-21 to the Delhi-Haryana border. This came roughly a year and a half after the Haryana side went live. The Gurgaon section was opened in March 2024, easing access to the city. Together, the two sections form an 8-lane, largely elevated corridor — officially known as the Northern Peripheral Road — that now runs continuously between Delhi and Gurugram's NH-48.
Even before the final Delhi stretch was cut open, the corridor had already established itself as NCR's fastest-appreciating residential belt. Recognised industry data houses report roughly 151% price growth on the Dwarka Expressway over five years per 99acres, a 58% year-on-year surge in Q4 2024–Q1 2025 that was the highest of any residential corridor in India per CREDAI-Colliers-Liases Foras, and around 200% appreciation between 2016 and 2026 per Magicbricks data. Separately, market trackers note that Dwarka Expressway property prices have doubled, jumping from ₹9,434 per sq ft in 2020 to ₹18,668 per sq ft in 2024.
What's driving this isn't just the road itself — it's what comes next. A metro link connecting the corridor to Delhi is now in an advanced planning stage. A confirmed metro extension of the Blue Line corridor from Dwarka Sector 21 towards Kherki Daula is slated for the 2026–27 window, giving the expressway sectors a direct rail link into Delhi. Separately, a new Gurugram metro line is also under construction with a dedicated arm reaching the corridor. This new corridor spans approximately 28.50 km with 27 elevated stations, running from HUDA City Centre to Cyber City, including a 1.85 km spur from Basai Village to Dwarka Expressway. Construction on this line has already begun, with the Haryana Government announcing the Gurugram metro project construction start from 1 May 2025, costing Rs 5,452.72 crore.
Brokers on the ground say the effect of confirmed rail connectivity on buyer sentiment is predictable and immediate. Historically, projects near upcoming metro corridors see interest spike well before the first train runs, simply because it widens the pool of buyers who no longer need to depend on a car for the Delhi commute — a pattern already visible in early bookings along Sector 78 and Palam Vihar, both feeder points into the expressway corridor. As reported by real-estate outlets, the metro extension's approval already triggered interest in sectors along the corridor, with the improved connectivity cited as a key investment driver — residential plots near the expressway are being marketed with the upcoming metro corridor as a major advantage.
The road project itself isn't entirely finished, and that matters for anyone evaluating possession timelines. Service roads along the expressway are still under execution — about 15.3 km are to be laid on both sides between the Central Peripheral Road junction and the Delhi-Haryana border, crucial for inter-sector connectivity for residents of Sectors 81-115, but unlikely to be open before 2026. Drainage has also been a pain point in the newer sectors. Sectors 112-115 have faced waterlogging, and a roughly 7.59 km drainage system for these sectors has been approved by GMDA at a cost of about ₹32.8 crore, targeted for completion by May 2026. Buyers evaluating projects in these far sectors should factor in these civic works alongside the headline expressway completion.
For developers, the fully-open stretch has reshaped where new supply is concentrated. Its completion is expected to boost the real estate market across sectors 99-115 in Gurugram and sectors 28-30 in Dwarka. Growth sectors identified by analysts include the 100-series pockets closest to the airport and Cyber City. Key growth sectors such as 113, 106, 103, 111, and 37D have contributed over 74% of new supply in this four-year window, benefiting from proximity to flyovers, the upcoming Global City project, and emerging metro links. M3M has built a substantial footprint across this stretch, spanning residential, commercial, and mixed-use formats aimed at both end-users and investors positioning ahead of the metro.
Rental demand is also climbing in tandem with the road's completion, giving investors a second reason to look at the corridor beyond capital appreciation. The influx of professionals working in Cyber City, Udyog Vihar, and new commercial hubs along the expressway is driving rental demand, with residential properties currently commanding a rental yield of 4-5%, significantly higher than the Delhi average. With the road now fully open and the metro timeline firming up, the corridor is entering a phase where infrastructure delivery — rather than just announcement — is the main story, and that tends to be the point in a market cycle when prices reprice fastest.
