The Dwarka Expressway is a 29-km, eight-lane elevated expressway connecting Dwarka in Delhi to Kherki Daula on NH-48 in Gurugram, and in 2026 it is fully operational, featuring India's first eight-lane shallow tunnel and a sophisticated AI-powered traffic management system. That completed physical infrastructure is now the single biggest factor cited by brokers and consultancies tracking the market.
On pricing, the data across multiple industry trackers tells a consistent story of rapid appreciation. Flat rates in Dwarka Expressway, Gurgaon changed by 12.0% in the last 1 year, 75.0% in the last 3 years, 152.3% in the last 5 years and 180.0% in the last 10 years. Even more striking was the period spanning late 2024 into early 2025: housing prices along the expressway recorded a 58% year-on-year surge — the highest appreciation of any residential corridor across all of India during that period, as confirmed by the CREDAI-Colliers-Liases Foras report. Current asking rates vary sharply by sector; broadly, property prices currently range between ₹12,000 and ₹20,000 per sq ft, making it a top investment destination, while newer launches in premium micro-markets are priced higher.

The metro link long awaited by residents now has a firm timeline: the Blue Line extension from Dwarka Sector 21 to Kherki Daula will connect Dwarka Expressway directly to Delhi Metro, and this is confirmed for 2026-27. Brokers expect this to move prices further once operational — sectors 102, 103, 104, and 109 will see another 15-20% appreciation once metro operations begin. Beyond the metro, a wider public works pipeline is now moving from paper to tender. The proposal bundles several supporting works: a new flyover linking the expressway from Rezangla Chowk, a Rangpuri bypass, extensions to the Urban Extension Road-II (UER-II) and the Barapulla elevated road, a fresh Talkatora–Barapulla link, and the development of a "Greater Southern Peripheral Road" on the Gurugram side to spread regional traffic more evenly. Social infrastructure is catching up too, which matters for end-user demand rather than pure investment interest. International schools like Delhi Public School and hospitals like Artemis have opened branches along this corridor, making it viable for families to actually live here, not just invest and hold. This has a stabilizing effect on the market: family-friendly infrastructure has increased end-user demand, which stabilizes prices and reduces speculative volatility.
Demand-side data backs up the appreciation numbers. The market continues to demonstrate remarkable demand strength, with an absorption rate exceeding 97% — meaning nearly all launched units have been sold over time. Border sectors have been especially strong: projects in Sectors 113 and 114 at the Delhi border have witnessed 40-60% inventory absorption within initial launch phases — a clear signal of just how strong end-user and investor demand has become for premium housing on this corridor. Forward-looking projections from major consultancies remain bullish. Anarock projects 20-40% appreciation over the next 2-3 years based on current demand-supply dynamics, while CBRE describes the expressway as a structural growth engine reinforced by strong policy frameworks, with a cumulative expert estimate of 40-60% appreciation from current levels by 2030.
International interest is also rising, adding another demand layer. NRI enquiries from the UAE, UK, USA, and Canada tripled between 2022 and 2024, and rupee depreciation has made Indian property increasingly attractive for overseas investors — Dwarka Expressway's premium positioning makes it a natural first choice.
For developers, M3M has built a sizeable footprint along the corridor, particularly in the Sector 111-113 belt near the Delhi border, which sits inside the Smart City Delhi Airport (SCDA) master-planned zone. Projects in this stretch benefit directly from the airport-adjacency thesis: the area is strategically placed for optimum connectivity to IGI Airport, only 10-15 minutes away, and closer to major landmarks such as the Yashobhoomi International Convention Centre and the upcoming Diplomatic Enclave II than any other high-end development in the neighbourhood of Dwarka. Investors weighing this micro-market against established addresses like Golf Course Extension Road are increasingly told to look at rental yield differentials too: DXP yields of 3.5%-4.5% compare favourably against GCER's 2.5%-3%, though the underlying capital appreciation story remains the primary draw for most buyers on this corridor.
Buyers should still do due diligence sector by sector — not every stretch is equally mature. While the expressway itself is excellent, internal sector roads and last-mile connectivity remain inconsistent, and sectors 108–113 still have unpaved access roads, which buyers should factor into possession-timeline expectations. Independently verifying RERA completion dates before booking remains essential, since the completion date on a developer's brochure and the RERA-registered date sometimes differ.
