In 2025, the Dwarka Expressway alone accounted for nearly 27% of Gurugram's new residential supply, signaling developers' aggressive confidence in the corridor's long-term potential. Out of approximately 42,800 units launched along Dwarka Expressway since 2010, over 41,800 units have already been sold by 2024, demonstrating exceptional absorption that exceeds industry benchmarks.
The catalyst behind this explosive growth is infrastructure maturity. In March 2024, Prime Minister Narendra Modi inaugurated the partially-completed 18.9 km stretch in Haryana, and the entire route of the completed expressway became operational in June 2025. The 29.1 km, 16-lane access-controlled highway linking Dwarka in Delhi to NH-48 at Gurugram's Kherki Daula was built at a cost of around ₹8,662 crore and designed for smooth, high-speed travel.
Price momentum has been equally impressive. Between Q4 2024 and Q1 2025, prices recorded a 58% year-on-year rise, with key micro-markets such as Sectors 108, 113, and 104 driving both primary sales and capital appreciation. Between 2020 and 2024, Dwarka Expressway property prices nearly doubled, reflecting the area's growing residential appeal. Flat rates in Dwarka Expressway changed by 152.3% over the last 5 years.
Dwarka Expressway emerged as Gurugram's strongest-performing residential micromarket in the first half of 2026, leading on completed-property appreciation, plot values and rental growth. Rental values surged 22% year-on-year in H1 2026, compared with 11% on Golf Course Road. This multidimensional appreciation—across primary transactions, secondary markets, and rental yields—positions the corridor as a bellwether for India's premium residential market.
Developer commitment reflects market confidence. Around 175 acres of land across seventeen separate deals valued at over ₹3,100 crore have been acquired by real estate developers since 2022 in this submarket. Major developers like Tata Housing, Shapoorji Pallonji, Hero, ATS, M3M, and others have active or upcoming developments, with about 25,000 units expected to be delivered along Dwarka Expressway by 2027.
