Operationalized expressway unlocks residential surge across Delhi-NCR.

Data from Magicbricks highlights this surge, with average prices rising from approximately ₹4,900 per sq. ft. to nearly ₹14,800 per sq. ft. over the past decade. What drives this exceptional performance? One word: operationalization. In March 2024, Prime Minister Narendra Modi inaugurated the partially-completed 18.9 km stretch in Haryana, and the entire route of the completed expressway became operational in June 2025. This infrastructure milestone transformed the corridor from a speculative bet into a functioning asset.
In 2026, the Dwarka Expressway is fully operational, featuring India's first eight-lane shallow tunnel and a sophisticated AI-powered traffic management system. Housing prices in residential projects along Gurugram's Dwarka Expressway have increased significantly over the past five years, supported by sustained homebuyer interest and new infrastructure that has strengthened the area's connectivity. A new report from real estate consultant Square Yards highlights that property values have grown sharply, making the corridor one of Delhi-NCR's most active micro-markets. The report stated that average prices, which were around INR 6,300 per sq ft in 2020, have now moved to approximately INR 21,700-24,000 per sq ft in 2025.
Connectivity remains the primary driver. The expressway has significantly improved connectivity between Delhi and Gurugram, reducing travel time to Indira Gandhi International Airport to approximately 20 minutes and enhancing accessibility across residential sectors along the corridor. Because it offers signal-free connectivity to the Indira Gandhi International Airport and the upcoming Global City project, it has become the preferred choice for high-net-worth individuals and corporate professionals. This connectivity advantage has fueled township launches. Over 41,000 residential properties in Gurgaon are expected to be delivered across Gurgaon growth corridors by 2027, of which about 25,000 fall along Dwarka Expressway.
Many major developers like Tata Housing, Shapoorji Pallonji, Hero, ATS, M3M, and others have active or upcoming developments. Currently, around 115 residential projects are active along the expressway, with 28 new launches offering close to 14,000 housing units. Most large developers have a presence here. Companies such as DLF Ltd, Signature Global, M3M Group, Smartworld Developers, Elan Group, Central Park, BPTP, Emaar India, Godrej Properties, Hero Realty, Max Estates and Shapoorji Pallonji Real Estate are among those contributing to the corridor's growth.
Beyond residential, the corridor is evolving into a complete urban ecosystem. Large-scale upcoming infrastructure projects such as the 27 planned metro stations, improved linkages to NH-48, and proximity to landmark destinations like the Yashobhoomi Convention Centre are transforming Dwarka Expressway into a well-rounded urban destination, rather than just a transit corridor. The corridor is witnessing the development of social infrastructure, including schools, healthcare facilities, retail centres and hospitality projects. These additions are contributing to improved liveability and supporting long-term residential demand.
Looking ahead, further infrastructure momentum is expected. In late May 2026, a new master plan drafted by Delhi International Airport Limited (DIAL) proposed extending the eight-lane Dwarka Expressway all the way to Delhi's Mayapuri Ring Road. The aim is to clear the long-standing bottleneck near Mahipalpur and Indira Gandhi International (IGI) Airport, where the expressway currently merges into the Delhi–Jaipur Highway (NH-48) and traffic can crawl for up to twenty minutes inside the three-kilometre tunnel. A ~₹30,000-crore Delhi-NCR road programme covers six major projects, including an AIIMS–Mahipalpur–Gurugram elevated corridor (work expected to begin December 2026) and a 17-km, six-lane link between the Delhi–Amritsar–Katra Expressway and UER-II at an estimated ₹1,500 crore.
As Dwarka Expressway continues to evolve into a fully integrated urban corridor, the convergence of government validation, infrastructure maturity, and sustained demand has created a compelling investment case. For homebuyers and investors, the corridor has transitioned from a future-focused opportunity to a market delivering real, measurable returns today.
