Metro approvals, an elevated SPR corridor and rising prices are redefining Gurugram's GCER belt.
Register InterestGolf Course Extension Road (GCER) has moved from a half-built stretch of hoardings and dust to one of the most closely watched real estate corridors in the National Capital Region. A decade ago the belt was mostly under construction; that has changed decisively, and 2026 is the year the shift has become obvious to buyers, developers and analysts alike.
Price data for the corridor varies by source, which is normal for a stretch this large, but the direction is consistent. MagicBricks pegs the average residential price around Rs 18,887 per sq ft in Q1 2026, with premium projects going past Rs 22,800 per sq ft, while other market trackers report a steeper climb, from roughly Rs 24,855 per sq ft in 2024 to nearly Rs 37,899 per sq ft in 2025 at the higher end of the market. Rental yields on the corridor are running between 3 and 4.7 percent depending on the project, outperforming several older luxury addresses in the city.
What is really driving this price movement is infrastructure, not just standalone housing demand. A 36 km metro line from Sector 56 to Pachgaon has been approved, alongside an elevated corridor along SPR and the larger 64 km Namo Bharat RRTS network. None of this is complete yet, and some of it has barely broken ground, but announced infrastructure in Gurugram has historically moved prices well before construction actually wraps up. The Southern Peripheral Road itself is an 8.5 km stretch connecting Golf Course Road to Sohna Road, and it is this connectivity spine, more than any single housing launch, that has pulled institutional capital into the belt.
Road upgrades are compounding the effect. A Rs 755 crore SPR elevated corridor from Vatika Chowk to NH-48 has moved into the tender stage, and the broader SPR revamp includes a 12 km elevated stretch from Ghata Chowk to NH-48 with an interchange planned at Vatika Chowk. Combined with the Sector 66 model road and the approved Namo Bharat RRTS network, these projects are expected to cut commute times to Cyber City, NH-48 and Delhi significantly once operational.
The transaction data backs up the buyer interest. A CRE Matrix and Sotheby's International Realty report found a 379 percent year-on-year jump in transaction value on GCER, from Rs 693 crore to Rs 3,319 crore, making it one of the most active micro-markets tracked anywhere in the NCR. Sectors 63A, 65, 66 and 67 are drawing the strongest interest, largely from HNI, NRI and senior corporate buyers who want newer stock without leaving the Golf Course Road ecosystem entirely.
Developer activity reflects this momentum. After a comparatively quiet 2025, GCER is set to see a wave of new launches from DLF, Max Estates, Oberoi Realty, Sobha and M3M, among others. M3M itself is understood to be developing a large-scale residential project on a 30-acre land parcel on the corridor, one of the biggest single-developer land holdings on this stretch, alongside its existing footprint that spans Golf Estate, Golf Hills, Altitude, Soulitude and the Route 65 commercial development. For a buyer today, the practical choice comes down to timeline: ready inventory is available in the established sectors, while sharper appreciation potential now sits in the newer pockets closer to Sohna Road, ahead of the metro and elevated-corridor completion.
