Developer activity reflects this momentum. After a comparatively quiet 2025, GCER is set to see a wave of new launches from DLF, Max Estates, Oberoi Realty, Sobha and M3M, among others. M3M itself is understood to be developing a large-scale residential project on a 30-acre land parcel on the corridor, one of the biggest single-developer land holdings on this stretch, alongside its existing footprint that spans Golf Estate, Golf Hills, Altitude, Soulitude and the Route 65 commercial development. For a buyer today, the practical choice comes down to timeline: ready inventory is available in the established sectors, while sharper appreciation potential now sits in the newer pockets closer to Sohna Road, ahead of the metro and elevated-corridor completion.
