GCER's Sector 63, 63A and 65 emerge as Gurugram's fastest-growing luxury corridor.

That story is now being rewritten. Golf Course Road remains one of the most prestigious addresses in the city, with average prices around Rs 27,200 per square foot reflecting thirty years of premium residential history, but GCR is effectively full, its best land gone, new launches rare, and the ceiling for appreciation closer than it was even five years ago. Into that vacuum has stepped its own extension road.
Golf Course Extension Road is a 90-metre-wide, six-lane corridor with green belts running through the middle, stretching roughly 8 to 9 kilometers from where it splits off Golf Course Road near Sector 55/56 down to Sohna Road, cutting through Sectors 61, 62, 63, 63A, 65, 66, and 67. A decade ago this stretch was construction dust and builder hoardings; today it is where India's largest developers are placing their biggest bets.
The price data tells the story of a corridor being repriced in real time. Average prices on GCER rose from roughly ₹24,855 per sq ft in 2024 to ₹37,899 per sq ft in 2025 on the back of high-end launches and strong demand, while a separate MagicBricks read puts it more conservatively: the average residential price stood near Rs 18,887 per sq ft in Q1 2026, with premium projects going past Rs 22,800. Either measure shows the same direction of travel — up, and fast. Transaction volumes have moved even more sharply: the corridor saw a 379% year-on-year growth in transaction value between 2024 and 2025, escalating from ₹693 crore to ₹3,319 crore.
Institutional capital has followed the data. On March 4, 2026, Godrej Properties announced an outright acquisition of prime GCER land in Sector 63A with an estimated revenue potential exceeding ₹4,500 crore — a deal that signals GCER has officially overtaken Golf Course Road as Gurugram's luxury growth engine. Godrej isn't alone: Sobha's Sector 63A project sits on a prime and fast-developing hub for real estate in Gurugram, Silverglades Legacy has staked its claim in the same micro-market, and DLF has brought its Arbour development, including a senior-living component, to Sector 63.
M3M's own footprint on this corridor is among the largest of any single developer. GCER is set to become Gurgaon's most prestigious residential address in 2026, with M3M developing a 30-acre flagship project that will compete directly with DLF, Oberoi, and other premium developers in the luxury segment. That sits alongside an already-established presence: M3M Golf Estate in Sector 65 stands as M3M's flagship ready-to-move ultra-luxury township and India's first in-city golf resort-themed residential project, and the newer M3M Sector 58 development pushes the brand further up the value curve — an ultra-luxury, low-density residential development spread across a 30-acre parcel, drawing design inspiration from global luxury brands like Aston Martin, Bugatti, and Brabus.
Infrastructure upgrades are reinforcing the shift. A proposed 36 km metro line from Sector 56 to Pachgaon, planned as a double-decker elevated corridor between Ghata Chowk and Vatika Chowk, is expected to further improve access along GCER. Historically, that kind of connectivity has been a turning point for Gurugram corridors: metro access has reliably triggered a sharp upward revision in residential values on whichever corridor it reaches, and buyers entering GCER now are doing so before that revision is priced in.
For homebuyers weighing the two corridors, the calculus is straightforward. Buyers with ₹10 crore or more looking for legacy and prestige may still find Golf Course Road worthwhile, but those with ₹4–10 crore seeking the best mix of lifestyle, rental yield, and medium-term appreciation will find GCER — specifically Sectors 63A, 65, and 66 — the smarter buy in 2026. With M3M, Godrej, Sobha, DLF, and Oberoi all committing fresh capital to this stretch, Golf Course Extension Road looks set to hold its position as Gurugram's most-watched growth corridor through the rest of the decade.
